Item 6 - NarrativeKIRKWOOD EAST, 1400 W KIRKWOOD BLVD NARRATIVE FOR SITE/DEVELOPMENT PLAN FOR 13.619 ACRES LOCATED ON KIRKWOOD BLVD The Site/Development Plan application is for the property on the east side of Kirkwood Blvd generally located across the street from the Sabre parking structure. The land is currently undeveloped except for the existing Sabre Drive. The zoning for the property is Ordinance No. 480-313 Sabre Non Residential Planned Unit Development and we plan to develop the property in conformance with the existing zoning. The PUD permits those principal uses set forth in the “O- 2” Office District along with Accessary Uses as defined in the ordinance. The property has areas with mature trees and varying degrees of topography. There is an Oncor electric transmission line easement generally paralleling Kirkwood Blvd running through the property. There are use restrictions imposed by Oncor Electric Delivery within the easement, including landscape/irrigation, light poles, fire hydrants, etc. all pertaining to safety issues associated with electric transmission lines. We envision the project to be developed with one or two story structures with the primary use being offices. Some of the buildings may have low occupancy needs as we have seen market interest in buildings designed as “Family Offices” with open areas for recreation such as personal golf training equipment and storage of automobile collections. One of the allowed Accessary Uses in the ordinance is “Warehouse/storage (inside)”. This project will be constructed in phases, which will include both infrastructure and buildings. The Development Plan contemplates 9 buildings totaling approximately 50,000 square feet, on 13.619 acres of land. We are in the early stages of marketing, so we request flexibility in the final layout of the buildings and the parking configurations, as some of the buildings may be consolidated into larger buildings, and parking requirements may vary depending on the intended building occupancy/use. However, buildings will only be placed in the areas shown on the Development Plan and the total square footage of the buildings will not exceed 50,000 square feet. It is not our intention to have a common theme for the building elevations. Our initial submittal includes a Development/Site Plan for Buildings I and F. After our initial submittal we will bring back individual Site Plans for each building as we progress through the project.
