Call to Order: Chairman Medici called the Regular Session to order at 6:31 P.M. 2A. Executive Session: No executive session was held. 3. Approval of the Minutes: Chairman Medici opened the discussion of the minutes of the Zoning Board of Adjustment meeting held on September 29, 2022. A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on September 29, 2022. Motion: Karmali Second: Treichler Ayes: King, Vemulapalli, Karmali, Treichler, Medici Nays: None Abstain: None Vote: 5-0-0 4. Administrative Comments: Reagan Rothenberger, Principal Planner, announced that there will be a meeting on December 15. He informed the board that the applicant for case ZBA22-0016 has requested to withdraw the application. Mr. Rothenberger welcomed new board member Sridevi Vemulapalli. 5. Consider: ZBA22-0016, Special Exception Use, per Ord. No. 480, as amended, Section 44.12(1) for a Domestic Employee or Family Quarters on property described as Lot 8, Block 1, Dove Acres Addition, City of Southlake, Tarrant County, Texas, and located at 1615 Mockingbird Lane, Southlake, Texas. Current Zoning: "SF-1A" Single Family Residential District. A motion was made to approve to withdraw case ZBA22-0016. Consider: ZBA22-0015, Special Exception Use, per Ord. No. 480, as amended, Section 44.12(6) for a reduction in the required setback from property lines for a residential accessory building or structure, on property described as Lot 3, Block 3, Emerald Estates Addition, City of Southlake, Tarrant County, Texas, and located at 2407 Emerald Circle, Southlake, Tarrant County, Texas. Current Zoning: "SF-1A" Single Family Residential District. Planner Rothenberger presented details of the case with a slide show presentation to the Board. The applicant, Richard Alan Hughes at 2407 Emerald Circle, Southlake, is requesting the approval of a Special Exception Use to permit a rear yard setback of 30' when 40' is required, and a side yard setback of 15' when 20' is required for a residential detached garage proposed on the site. The applicant, Richard Alan Hughes, once sworn in, presented testimony, and answered questions from the Board. Chairman Medici asked if there were those in the audience who wished to speak in support of the request. There being none, Chairman Medici asked if there were those in the audience who wished to speak in opposition to the request. There being none, Chairman Medici closed the public hearing and opened the item for discussion from the Board. A motion was made to approve case ZBA22-0015 as written. No. 480, as amended, Section 44.12(6) for a reduction in the required setback from property lines for a residential accessory building or structure, on property described as Lot 14, Hilltop Acres Addition, City of Southlake, Tarrant County, Texas and located at 4021 Hilltop Drive, Southlake, Texas. Current Zoning: "SF-1A" Single Family Residential District. The applicant, on behalf of Nicholas Carter, Robert Leeper of Paragon Design at 630 E Southlake Blvd. #113, Southlake, TX, is requesting to seek approval of a Special Exception Use to permit a rear yard setback of approximately 10' when 40' is required for a residential detached garage proposed on the site. The applicant, Robert Leeper, once sworn in, presented testimony, and answered questions from the Board. Chairman Medici asked if there were those in the audience who wished to speak in support of the request. There being none, Chairman Medici asked if there were those in the audience who wished to speak in opposition to the request. There being none, Chairman Medici closed the public hearing and opened the item for discussion from the Board. A motion was made to approve case ZBA22-0017 as written.
