1. Bearings based on the Texas State Plane Coordinate System of 1983,
North Central Texas Zone. Distances shown are surface distances.
2. Upon completion of the construction of all infrastructure improvements,
all new corners shall be marked with 1/2" iron rods with plastic caps
stamped "SPRY" are set.
3. The owners of all corner lots shall maintain sight triangles in accordance
with City Subdivision Ordinance.
4. Selling a portion of any lot within this addition by metes and bounds is
a violation of State law and City Ordinance and is subject to fines and
withholding of utilities and building permits.
5. Compliance with the provisions of the city's Storm Drainage Policy does
not relieve a person of the responsibility of complying with all other
applicable laws, including, but not limited to, Section 11.086, Texas Water
Code.
4. According to the Flood Insurance Rate Map No. 48439CO105K, published

(D.R.T.C.T.), in the Samuel Freeman Survey, A-525, City of Southlake, Tarrant County, Texas, and
more particularly described by metes and bounds as follows: (All bearings shown hereon are
based on the Texas Coordinate System of 1983, North Central Zone)
BEGINNING at a 1/2" iron rod with a cap stamped `Brittain & Crawford" found for the south
corner of the southeast right-of-way cutback line, at the intersection of the east right-of-way
line of North Kimball Avenue (R.O.W. Varies), and the south right-of-way line of Still Water Court
(50' R.O.W.), common to a point for corner of the 0.140 acre right-of-way dedication recorded
in Document Number D211021555 D.R.T.C.T.;
THENCE North 43° 41' 16" East - 28.52' along said southeast right-of-way cutback line, to a
1/2" iron rod with a ca stamped `Brittain & Crawford" found for the east corner of right-of-way
cutback line, and in the south right-of-way of said Still Water Court, common to the north line

distance of 366.47' a 1/2" iron rod found for the northwest corner of Lot 7, Block 1 of said
Estancia, and passing at a distance of 406.47' a 1/2" iron rod with a cap stamped `Burks" found
