1. Call to Order.
2. Executive Session: If a need arises to seek the advice from the City Attorney as to the posted subject matter
of this Zoning Board of Adjustment meeting, the issues or matters will be discussed in executive session.
a. Pursuant to Section 551.071, Texas Government Code, the Board may meet in executive session to
consult with the City Attorney regarding matters authorized by Section 551.071, including matters
posted on this agenda.
b. Reconvene: Action necessary on items discussed in executive session.
3. Consider: Approval of the minutes of the November 10, 2022, Zoning Board of Adjustment meeting.

5. Consider: ZBA22-0013, Variance to Ordinance No. 480, as amended, Sec. 14.5(e), requiring the
Maximum Lot Coverage of thirty (30) percent, and Special Exception Use per Ordinance No. 480, as
amended, Sec. 44.12(6), for a reduction in the required setback for an accessory building, for property
described as Lot 32, Block 2, Dove Estates Addition, Southlake, Tarrant County, Texas, and located at 1322
White Wing Court, Southlake, Texas. Current Zoning: "SF-20B" Single Family Residential District. SPIN

6. Consider: ZBA22-0018, Special Exception Use, per Ord. No. 480, as amended, Section 44.12(6) for a
reduction in the required setback from property lines for a residential accessory structure, for
property described as Lot 23, Block 2, South Hollow Addition, City of Southlake, Tarrant County, Texas,
and located at 1003 Pine Meadow Court, Southlake, Texas. Current Zoning: "SF-20A" Single Family

7. Consider: ZBA22-0019, Special Exception Use, per Ord. No. 480, as amended, Section 44.12(6) for a
reduction in the required setback from property lines for a residential accessory structure, for

1. Call to Order: Acting Chairman Treichler called the Regular Session to order at 6:29 P.M.
2A. Executive Session: No executive session was held.
3. Approval of the Minutes: Chairman Medici opened the discussion of the minutes of the Zoning
Board of Adjustment meeting held on November 10, 2022.
A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on
November 10, 2022.

4. Administrative Comments: Reagan Rothenberger, Principal Planner, announced that the
next scheduled meeting is on January 12, 2023. He informed the board that the applicant for case
ZBA22-0013 has requested to table the application to January 12, 2023.
5. Consider: ZBA22-0013, Variance to Ordinance No. 480, as amended, Sec. 14.5(e),

The applicant, Robert Bryan, 1003 Pine Meadow Court, Southlake, is requesting the approval of
a Special Exception Use to permit a rear yard setback of approximately 5.5' when 10' is required.
The applicant, Robert Bryan, once sworn in, presented testimony, and answered questions from
the Board.
Acting Chairman Treichler asked if there were those in the audience who wished to speak in
support of the request.
There being none, acting Chairman Treichler asked if there were those in the audience who
wished to speak in opposition to the request.
There being none, acting Chairman Treichler closed the public hearing and opened the item for
discussion from the Board.
A motion was made to approve case ZBA22-0018 as written.

Richland Hills, Texas, is requesting to seek approval of a Special Exception Use to permit a rear
yard setback of approximately 5' when 10' is required.
The applicant, Sam Swingle, once sworn in, presented testimony, and answered questions from
the Board.
Acting Chairman Treichler asked if there were those in the audience who wished to speak in
support of the request.
There being none, acting Chairman Treichler asked if there were those in the audience who
wished to speak in opposition to the request.
There being none, acting Chairman Treichler closed the public hearing and opened the item for
discussion from the Board.
A motion was made to approve case ZBA22-0019 as written with the addition that the height of
the structure cannot exceed ten (10) feet.
