ZA22-0031-SP PUBLIC HEARING NOTICE ZA22-0031 • Site Plan for Costco on property being described as Lot 2, Block 1, Gateway Plaza Phase II, an addition to the City of Southlake, Tarrant County, Texas located at 2601 E. SH 114, Southlake Texas. SPIN Neighborhood #4. • Current Zoning: “S-P-2” Generalized Site Plan District • The purpose of this is to receive site plan approval to allow an expansion of the existing Costco Optical office. Dear Property Owner, Your property has been identified as being within 300 feet and/or within the same platted subdivision as the above referenced property that is being considered for a Site Plan. Because your property meets one or both of these criterion, state and local laws grant you special privileges when the City considers such requests. They are as follows: 1) You are entitled to receive written notice from the City of Southlake about the proposed Site Plan and its associated public hearing held by the Planning and Zoni ng Commission if your property is within 300 feet or within the same previously platted subdivision as the subject property. Written notice is sent to the listed property owner(s) shown on the last approved City of Southlake tax roll; 2) If your property is within 200 feet of the proposed Site Plan, and if you are opposed to the requested action, you are entitled to file a formal Protest Petition with the City which can ultimately affect the voting procedure of the City Council when they c onsider the proposed action. If the owners of 20 percent of the area of the lots or land within 200 feet of the subject property file a Protest Petition with the City, then an affirmative vote of three-fourths of the City Council is required to approve the Zoning Change and Site Plan. Please note that this letter and its attachments constitute written notice about the proposed Site Plan. If you wish to register your opposition or support to this action, you may complete and send the enclosed Notification Response Form to the Planning & Development Services Department. You are encouraged to follow the request through final action because changes are often made during the review process.
