Project Narrative – The Capital Grille
Dear Planning Development Representatives:
From the moment you step into The Capital Grille, the experience is one of comfortable elegance.
African mahogany paneling and Art Deco chandeliers provide a warm, stately setting for our
nationally renowned dry-aged steaks, fresh seafood, and acclaimed world-class wines. With
service as gracious as it is attentive, we look forward to impressing you.
It is our sole desire that everything, and we mean everything, that arrives at your table at The
Capital Grille delights you. To that end, we use only the finest, freshest ingredients, masterfully
prepared in recipes designed to engage all of your senses.
Long before our steaks meet the grill, they are meticulously dry aged on premises for 18 – 24
days to achieve incomparable flavor and texture. Then, each is hand-carved by our in-house
butchers to exacting standards. An intensive process, but we’re confident you’ll agree it is most
certainly worth it.
Subject to State and City of Southlake approvals, The Capital Grille plans to construct a new
restaurant to be located at 1201 E State Hwy 114, Suite 100, Southlake, TX 76092. The
proposed The Capital Grille site is 2 existing tenant spaces (The Gents Place & LoLo’s Chicken &
Waffles) which will be combined into one space by the Landlord. The Capital Grille intends to
upgrade the newly demised space to adhere to the brand and customer experience standards on
the brand.
The project data is as follows:
Architectural Alterations:
o New canopy over the main entrance.
o New movable railing at the patio.
o New signage for the Capital Grille.
o Minor exterior material modifications as shown in the elevation package.
Civil Site Plan Alterations:
o Remove and replace pavement for the addition of valet drop off area.
o Modify the existing pedestrian access off the SH 114 Frontage Road.
o Provide new fence around service yard
o Addition of a sidewalk ramp by the existing dumpster enclosure to facilitate
deliveries.
o New Landscape around entrance and walkway of project area.
o Existing landscaping will be modified to be consistent with brand standard as well
as take into account the local flora and fauna.
o In addition to this work, The Capital Grille intends to install a pedestrian sidewalk
connecting the back patio to N. Carrol Avenue, to accommodate building egress.

Operational Information:
Building Floor Area: 9,447 sq. ft. (2nd generation tenant improvement)
Number of Seats/Dining: 300 seats (244 Interior / 56 Patio)
Hours of Operation: Normal business hours are 11 am - 9 pm Monday through
Thursday, 11 am - 10 pm on Friday, and 5 pm - 10 pm Saturday and Sunday.
Number of Employees: ± 25 maximum employees per shift, with three often
overlapping shifts for a total of ± 90 employees (Full and Part-time).
Approximate number of meals served per day: 200 Lunch / 400 Dinner
Valet Parking will be utilized on Friday and Saturday evenings.
Gross revenue from alcohol sales will be below 20%
