Southlake Blvd., generally located at the southwest corner of E. Southlake
Blvd. and Westwood Dr.
5. Review, discuss and make recommendations on the proposed building
modifications for the Capital Grille located at 1201 E. SH 114 Suite 100, in
the Carroll Pointe retail development generally located at the southeast
corner E. SH 114 and N Carroll Ave.
6. Review, discuss and make recommendations on a proposed for a carwash
concept within the City of Southlake

MEETING
OVERVIEW:
On May 23, 2022 the Southlake 2035 Corridor Planning Committee held
their thirty-eight meeting. The Committee was sent a packet of materials
prior to the meeting that were to be discussed during the session. A
meeting agenda was posted, and the meeting time was advertised on the
City’s website. The following meeting report focuses on discussion points
made during the meeting by members of the Committee, public and City
staff. This report is neither verbatim nor does it represent official meeting
minutes; rather it serves to inform elected and appointed officials, City
staff, and the public of the issues and questions raised by the Committee,
City staff, and any attendees of the meeting. Interested parties are
strongly encouraged to follow development cases through the process.

ITEM #5 DISCUSSION – Review, discuss and make recommendations on the
proposed building modifications for the Capital Grille located at 1201 E. SH 114
Suite 100, in the Carroll Pointe retail development generally located at the
southeast corner E. SH 114 and N Carroll Ave.
Staff presentation: Dennis Killough
• Future Land Use – Town Center
• Zoning – C3
• Site Plan – 300 seating, 66 tables, 8,691 sf
Questions for staff by the Committee:

Applicant presentation:
• Filling the empty LoLo’s chicken space and The Gent’s Place
• Adding landscape to the property
• Proposing an alcove on the back portion of the building
• Added front tower for an entry feature
• Canopy for the patio
Questions for applicant by the Committee:
Kathy Talley: I am excited for this project. If you look towards Il Calabrese and their
patio that faces the highway, I recommend adopting this idea to make it pleasant,
attractive, and very usable.
Applicant: The existing patio will be covered with a half wall, acting as a boundary or
barrier.
Kathy Talley: I am concerned about the north patio. I want to make sure people can go
back there and enjoy it.
Michael Springer: It looks like you have extensive signage, so please make sure you
adhere to the City’s Sign Ordinance.
Amy Torres-Lepp: I am also very excited about the business coming in; however, with
the patio feature please look at the successful patio concepts and adopt those ideas.
Make sure the outdoor spaces are enjoyable and usable spaces.
Austin Reynolds: From an aesthetics standpoint, the identifier for valet - if that could
not include orange cones.
