CASE NO: ZBA22-0012 PROJECT: 708 Overland Trail: Request for a Special Exception Use for construction of an accessory building of a size or aggregate size greater than permitted. EXECUTIVE SUMMARY: Paula Egger is requesting a Special Exception Use per Ord. No. 480, Section
44.12(2) for an accessory structure of a size or aggregate size greater than the size permitted on property described as Lot 29, Block 3, Vista Trail Addition, an addition to the City of Southlake, Tarrant County, Texas and located at 708 Overland Trail,
Southlake, Texas. Current zoning: "SF-20B" Single Family Residential District. REQUEST DETAILS: This request is for a Special Exception Use for an accessory structure of a size or
aggregate size greater than the size permitted to allow an approximately 140 square foot accessory building to be constructed at 708 Overland Trail. An existing accessory building of approximately 600 square feet encompasses the area permitted for
accessory buildings on lots within the SF-20B Single Family Residential District. The applicant lists specific needs in the application as to the reasons for the request.
The structure is proposed to be placed adjacent to the existing accessory building on a permanent foundation. It will be set back 15’ from the side lot line, exceeding the required 10’ from all property boundaries.

CURRENT ZONING: “SF-20B” – Single Family Residential District HISTORY: - A Final Plat (ZA73-025) for Vista Trail Addition was approved on March 6, 1973 while the property was in the ETJ. - The property was annexed into the City in 1988
- A principal residence with approximately 2,000 square feet of livable floor area was built in 1987. (Source: TAD). - “SF20B” Single Family Residential Zoning was placed on the
property with the adoption of Ordinance No. 480 and the Official Zoning Map on September 19, 1989

The findings necessary for the Board to approve a Special Exception Use Permit are below:
1) No special exception shall be granted unless the Board finds that the requested exception is specifically permitted by the zoning ordinance; 2) That the location of the proposed activities and improvements is
clearly defined on the concept plan or plot plan, and 3) That the special exception is wholly compatible with the use and permitted development of adjacent properties either as filed or subject
to such limitations and requirements as the board deems to be necessary to protect adjacent properties.
