Call to Order: Chairman Medici called the Regular Session to order at 6:30 P.M. 18 19 2. Executive Session: No executive session was held. 20 21 3. Approval of the Minutes: Chairman Medici opened the discussion of the minutes of the 22 Zoning Board of Adjustment meeting held on November 11, 2021. 23 24 A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on 25 November 11, 2021. 26 27 Motion: Sexton 28 Second: King 29 Ayes: Medici, Treichler, Sexton, King, and Quinones 30 Nays: None 31 Abstain: None 32 Vote: 5-0-0 33 34 Motion: Approved 35 36 4. Administrative Comments: Richard Schell, Principal Planner, announced the next 37 scheduled meeting for the Zoning Board of Adjustment is January 13, 2022. 38 39 5. Consider: ZBA21-0031, Variance to Zoning Ordinance No. 480, Section 11.5j.1iii.2 40 requiring that accessory structures that are equal to or exceed 500 square feet shall not 41 exceed 20” in height and Special Exception Uses per Ord. No. 480, as amended, Section 42 44.12(1) for a domestic employee or family quarters, Section 44.12(6) for a reduction in 43 the required setback from property lines for a residential accessory structure and 44 Section 44.12(7) for accessory buildings located forward of the principal building on the 45 lot on property described as Lot 4, John Childress No. 254 Addition, an addition to the City of 46 Southlake, Tarrant County, Texas, and located at 3259 Lake Dr., Southlake, Texas. Current 47 Zoning: “SF-1A” Single Family Residential District. PUBLIC HEARING 48 Unofficial Zoning Board of Adjustment Meeting Minutes – December 16, 2021 Page 2 of 3 Planner Schell presented details of the case with a slide show presentation to the Board. On 49 behalf of Jimmy B. Adamcik, BC Homes, LLC is requesting approval of three (3) Special 50 Exception Uses for an 1,875 square foot family quarters (livable area) forward of the principal 51 residence and 30” from the front property line (40” is required) and a Variance to the maximum 52 allowed 20” height for the accessory building to allow an approximately 23’ 4-7/8” two story 53 building. 54 55 Chairman Medici opened the public hearing and called upon the applicant or the applicant’s 56 representative to make such comments and present evidence as the applicant should desire. 57 58 The applicant, Benjamin Christensen of BC Homes, LLC, 5601 Golden Triangle Blvd., Keller, 59 TX and the property owner’s son, Jared Adamcik, 3259 Lake Dr., Southlake TX, once sworn in, 60 presented testimony and answered questions from the Board. 61 62 The property owner, Jimmy Adamcik, 3259 Lake Dr., once sworn in, presented testimony and 63 answered questions from the Board. 64 65 Chairman Medici asked if there were those in the audience who wished to speak in support of 66 the request. 67 68 There being none, Chairman Medici asked if there were those in the audience who wished to 69 speak in opposition to the request. 70 71 There being none, Chairman Medici closed the public hearing and opened the item for 72 discussion from the Board. 73 74 A motion was made to Approve ZBA21-0031 as presented. 75 76 Motion: Treichler 77 Second: Sexton 78 Ayes: Medici, Treichler, Quinones, Sexton, and King 79 Nays: None 80 Abstain: None 81 Vote: 5-0-0 82 83 Motion: Approved 84 85 6. Consider: ZBA21-0032, Special Exception Use per Ord. No. 480, as amended, Section 86 44.12(7) for accessory buildings located forward of the principal building on the lot on 87 property described as Tract 2P, Samuel Freeman Survey, Abstract No. 525, City of Southlake, 88 Tarrant County, Texas, and located at 2810 Rolling Ln., Southlake, Texas. Current Zoning: 89 “SF-1A” Single Family Residential District. PUBLIC HEARING 90 91 Planner Schell presented details of the case with a slide show presentation to the Board. The 92 applicants and owners, Cody and Jennifer Aufricht, are requesting approval of a Special 93 Exception Use per Ord. No. 480, as amended, Section 44.12(7) for an accessory building 94 located forward of the principal building on the lot to allow an approximately 408 square foot 95 greenhouse to be located forward of the principal residence. The proposed greenhouse 96 location is determined to be forward of the principal residence since the home faces to the south 97 Unofficial Zoning Board of Adjustment Meeting Minutes – December 16, 2021 Page 3 of 3 and the greenhouse is shown forward of the front façade of the house.
