4. Administrative Comments: Richard Schell, Principal Planner, announced the next 37

5. Consider: ZBA21-0031, Variance to Zoning Ordinance No. 480, Section 11.5j.1iii.2 40
requiring that accessory structures that are equal to or exceed 500 square feet shall not 41
exceed 20” in height and Special Exception Uses per Ord. No. 480, as amended, Section 42
44.12(1) for a domestic employee or family quarters, Section 44.12(6) for a reduction in 43
the required setback from property lines for a residential accessory structure and 44
Section 44.12(7) for accessory buildings located forward of the principal building on the 45
lot on property described as Lot 4, John Childress No. 254 Addition, an addition to the City of 46
Southlake, Tarrant County, Texas, and located at 3259 Lake Dr., Southlake, Texas. Current 47
Zoning: “SF-1A” Single Family Residential District. PUBLIC HEARING 48

Planner Schell presented details of the case with a slide show presentation to the Board. On 49
behalf of Jimmy B. Adamcik, BC Homes, LLC is requesting approval of three (3) Special 50
Exception Uses for an 1,875 square foot family quarters (livable area) forward of the principal 51
residence and 30” from the front property line (40” is required) and a Variance to the maximum 52
allowed 20” height for the accessory building to allow an approximately 23’ 4-7/8” two story 53
building. 54

representative to make such comments and present evidence as the applicant should desire. 57

TX and the property owner’s son, Jared Adamcik, 3259 Lake Dr., Southlake TX, once sworn in, 60

Tarrant County, Texas, and located at 2810 Rolling Ln., Southlake, Texas. Current Zoning: 89
“SF-1A” Single Family Residential District. PUBLIC HEARING 90

Planner Schell presented details of the case with a slide show presentation to the Board. The 92
applicants and owners, Cody and Jennifer Aufricht, are requesting approval of a Special 93
Exception Use per Ord. No. 480, as amended, Section 44.12(7) for an accessory building 94
located forward of the principal building on the lot to allow an approximately 408 square foot 95
greenhouse to be located forward of the principal residence. The proposed greenhouse 96
location is determined to be forward of the principal residence since the home faces to the south 97

and the greenhouse is shown forward of the front façade of the house. The existing tract area is 98
approximately 4.0 acres per the Tarrant Appraisal District. 99
