Property Situation: 405 S. Nolen Dr.
An applicant is proposing a specific use permit for an approximately 6,455 sq. ft. high-end indoor
auto showroom and dealership.
Development Details:
405 S. Nolen Drive Building was built in 2005 and is an existing 26,510 sf multi-tenant
building on 2.4260 acres. 405 S. Nolen Drive, Suite 200 will be the Texas INDOOR
Showroom and Dealership for New / Use / Consignment of high-end, exotic, classic, and
unique vehicles.
This property has existing building, parking, sidewalk, and landscaping improvements.
No exterior modifications are planned or required.
The property is in an Industrial and Flex (Office/Warehouse) area with existing
warehouses, showrooms, commercial schools, fitness, light manufacturing, trades,
medical, surgery centers, office, and other related uses.
Access:
The property has two (2) curb cuts for ingress/egress on S. Nolen Drive.
Existing paved sidewalk/walkway around the building for direct access to all parking
areas.
Vehicular access is from S. Nolen Drive. Nearest cross streets are Silicon Drive and
Crooked Lane. There is no potential back-up of traffic onto any major roadway in the
surrounding area.

The front exterior of the building has wall pack lights.

Presently to do not have an exact maximum number. The indoor showroom areas total
approximately 4,300 sf (2,700 sf –Large Back Showroom and 1,600 sf –Front Premium
Showroom). The Offices, Entry/Receptions, Restrooms, and Common Areas total
approx. 2,155 sf.
Tenant / Applicant is evaluating best options to showcase different makes/models and
calculate positioning based on actual showroom dimensions. Initially anticipating10–
25atanyonetime.
Requesting Special Use Permit for 405 S. Nolen Drive, Suite 200 which is approximately
6,455 sf, comprised of indoor showroom, offices, reception area, restrooms, and
common areas, etc. Existing interior build-out.
SUP tied to initial lease term and 2 renewal extensions of 3-5 year each.
