CURRENT ZONING: “SF-1B” Single Family Residential District HISTORY: - The property was annexed into the City in 1988 and given the “AG” Agricultural District zoning designation. -A Zoning change (ZA90-005) request for from "AG" Agricultural District
to "SF-1B" Single Family Residential District was approved by the City Council on April 17, 1990. -A Preliminary Plat (ZA90-006) for Brewer Addition was approved April 3,
1990. -A Final Plat (ZA90-020) for Brewer addition was approved May 15, 1990 and filed July 18, 1990.
-The existing approximately 3,697 square foot residence was built in 1993 (Source: Building Permit). - A Plat Revision (ZA15-073) was filed August 18, 2016, in order to reduce the building line along Brewer Road to 30’ in order to allow an accessory building into conformance. - A Special Exception Use (ZBA22-0007) to permit a building or buildings of an aggregate size greater than permitted was approved by the Zoning Board of Adjustment on May 26, 2022. This request was to allow an existing accessory building to be in conformance with accessory building zoning if the applicant were to subdivide the property in the future. CITIZEN INPUT: A Public Hearing will be held by the Planning and Zoning Commission on September 22, 2022.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 09/16/22 AND WE OFFER THE FOLLOWING STIPULATIONS. 2. Click on the "Online Permits" green rectangle. 3. Click on "Pay Invoices" in the black strip. 4. Enter the invoice number (not the case number) in the search box (INV-00019626). 5. Click on the blue 'Pay Now" tab at the bottom right of the screen. 4. Revise the title block as follows: a. Add Gross Acreage of the area to be platted. b. If zoning is to be listed, please state as “SF-1A” Single Family Residential District. c. Lots should be listed as Lots 1R-1 & 1R-2, Block 2. d. This Plat Revision is a revision of Lot 1R of Block 2, not Block 1.
5. In the dedication paragraph, the real property should be described as Lots 1R-1 & 1R-2, Block 2.
6. Provide the standard approval block on the plat per appendix 9 of Subdivision Ordinance No. 483, as amended, which would include for a “Plat Revision”, an approval block for Planning and Zoning Commission and City Council.
7. Remove all references to zoning on the plat.

8. Show location of the City Limit lines along the northern boundary of Florence Road. 9. Please be aware that replatting of this lot will require construction of a minimum 5’ wide sidewalk
