CURRENT ZONING: “SF-1A” Single Family Residential District HISTORY: - The property was annexed into the City in 1957.
- “AG” Agricultural District zoning was placed on the property with the adoption of Ordinance No. 161 and the Official Zoning Map in 1969. - A Zoning Change and Concept Plan (ZA22-0019) from “AG”
Agricultural District to “SF-1A” Single Family Residential District for the property located at 1211 & 1311 E. Dove Road. was approved by City Council on June 21, 2022. TREE PRESERVATION: The submitted Tree Conservation Plan conforms to the Tree Conservation Plan approved with the Zoning and Concept Plan for the property. There is 62% of existing tree cover on the site and a minimum
of 40% of the existing tree cover is required to be preserved. The applicant is proposing to preserve a maximum of 73.4% of the existing tree cover which includes both protected and marginal trees.
UTILITIES: An 8’ water line exists in E. Dove Rd. to serve the property. The properties will be served by septic systems as approved by Tarrant
County Health. DRAINAGE: Drainage is generally north and east towards a swale along E. Dove Road. CITIZEN INPUT/ BOARD REVIEW: No SPIN or Corridor Planning Committee meeting was held for this project. STAFF COMMENTS: Attached is Plat Review Summary No. 2, dated July 25, 2022.

Interior lot lines also need 5’ utility easements on each east and west boundary. * The plat must comply with the underlying zoning on the property. * Please be aware that the required bufferyard is to be placed outside the dedicated ROW on private property. The required sidewalk will need to be constructed and placed within the ROW.

Tree Conservation/Landscape Review
1. The submitted Tree Conservation Plan conforms to the Tree Conservation Plan approved with the Zoning and Concept Plan for the property. The proposed existing tree cover preservation complies with the Existing Tree Cover Preservation Requirements of the Tree Preservation Ordinance. There is 62% of
existing tree cover on the site and a minimum of 40% of the existing tree cover is required to be preserved. The applicant is proposing to preserve a maximum of 73.4% of the existing tree cover which includes both protected and marginal trees. * Except as provided by subsection 7.2.b. of the Tree Preservation Ordinance, a Tree Conservation Analysis or Tree Conservation Plan shall be approved if it will preserve existing tree cover in accordance with the percentage requirements established by Table 2.0. If the property has previously received a tree permit related to development, the percentage of existing tree cover at the time the first such permit was issued shall be used to calculate the minimum existing tree cover that must be preserved under this section.
