FORUM SUMMARY: Property Situation: 251 Players Circle Development Details: Construct Indoor workout facility. All activities will be indoors. 16,703 sq. ft. indoor athletic training facility. SPIN neighborhood #10. Shared parking agreement with three surrounding lots (5&6) – total 200 (not including street). Primarily masonry work. Honored residential adjacency (25ft ordinance). full indoor infield, massage table, training room. Rear facing nursery South facing neighborhood (rear) North facing road (offices, restrooms, etc) Trevor Story – owns property, Boston Red Socks; Generous w/CISD baseball – allowing practice when needed; Obj: outreach w/local youth & provide local facility for highest level of athletic training Projected immediate start upon approval --- expected summer 2023 Presentation: Questions and Concerns: Peter Ermish (Stampede owner): Is this for use by Trevor and associates or commercial operation for rental? Ermish also expressed concern for his clients parking in 251 Players Cr. Parking area. Mostly wanted to make Maykus aware that Stampede will do what they can to restrict its clients from parking on other property, but that it was essentially inevitable. Kosse Maykus: This is for Trevor and his associates. There is a large group of professional athletes in Tarrant County and particularly Southlake, and this facility would be for them. Possibly over time there would be an element of the trainers that train those professional athletes would have youth/college heightening skill training. Regarding the parking concern: Maykus understands that Stampede clientele parking on this property is a high possibility but not a huge concern for him. He believes that with the combined parking of Stampede, “the new building”, and 251 Players Circle that the parking will be less of an issue with essentially 200 paved parking spots. Sarah Shaw (house backs up to Stampede parking lot): Better neighbor with new owner. Previous owner had soccer games until 1AM and was selling alcohol. Main concern is that there isn’t a sports bar, open late facility in our back yard. KM: This is a successful baseball player looking for a place to train at the highest level. There will be no alcohol, no late nights. Fencing – make that right. Low key. #3: Time operational hours? Aluminum bats? Outdoor batting cages? Kosse Maykus: Everything batting will be indoors. Professional athletes – only wooden bats. East side, next to nursery, long toss area – no batting outside. (no comment on operational hours) Peter Ermish: our facility is primarily flag football and soccer so this would be a nice compliment to that. Kosse Maykus: Trevor has been looking this property for about 2 years. The problem was we never had the right thing. We probably spent two weeks of nights and days watching how your facility works and we believe they will be complimentary. This is not a facility for football or soccer, it is baseball. I believe that there will be an element of training for multiple athletes. Peter Ermish: Sure, that’s understandable. The only issue that we want to think on is particularly traffic and parking during peak hours. It looks to be about 30 parking places. Kosse Maykus: spot on. Peter Ermish: I can’t image people using your facility would ever exceed 30, that sounds high. So, one view would be that you’re adding net available parking. Flag football Saturdays we are policing parking of parents in that area. You’ll have on flag football Saturdays and soccer tournaments people parking there. I need to inform myself more of the shared obligations and opportunities. Be aware that you are going to have overflow of our clientele in your parking. I don’t imagine your clients flooding our parking. We have plenty of parking around the back, but they want to park close to the door, so be aware of that. Kosse Maykus: That’s one thing that surprised me. I thought you had a parking problem. Streets lined with cars, parking empty in back. Peter Ermish: disgruntled parent didn’t want to park in back.
