Baseball Training Facility Site Plan Submittal- 251 Players Circle, Southlake, Tarrant
County, Texas
Signature Design Studio in conjunction with Blue Peaches, LLC, are proposing the construction of
a 16,703 sq.ft. indoor baseball training facility with 27 parking spaces situated at the southeast
corner of the Players Circle cul-de-sac adjacent to the Stampede Sports Arena, just south of W.
Southlake Blvd. The site is located within the General Commercial District (C-3) zoning and abuts
commercial (C-2) and residential (SF-20A) properties along the East and South boundaries
respectively.
The building conforms to the uses as designated under the current zoning General Commercial
District (C-3), therefore no zoning change is being requested at this time. The building is a mixture
of office and training uses, 3,906 sq.ft. and 12,797 sq.ft. respectively.
There are two variances being requested at this time for this proposed project. The first Zoning
Ordinance No. 480, Section 43, Part III and the second Tree Preservation Ordinance. Due to the
nature of the property boundaries, the building design does not run parallel to the south
property line. Per Section 43.11, we are allowed to build at the 40-foot building line, as long as
the structure if no greater than one story or 20 feet in height, the entire building is one story. At
this intersection the proximity slope clips the building at 10 feet, less than the allowable 20 foot in
building height. The remainder of the building is situated further from the building line, however,
since the proximity slope is angled it still clips approximately a third of the southeast portion of
the roof. With regards to the Tree Preservation Ordinance, a large amount of the existing trees
are located along the East and South portions of the site. Efforts have been made to keep a vast
majority of the existing trees, however we are unable to meet the ordinance. We are requesting
a variance for the removal of 2 additional trees for 23 inches.
The exterior façade of the building is designed in accordance with the 480-453 ordinance. The
building’s exterior façade is being proposed to be a combination of stone and stucco. The
overall design of the façade and floor plan also conform to the articulation requirements as set
forth by the city ordinances. The design provides 13% more than the required open space, 13%
under the impervious coverage requirements, and provides 6 parking spaces more than
required.
