EXECUTIVE SUMMARY: On behalf of the City of Southlake, RPGA Design Group is requesting approval of
a Site Plan for the construction of a barn on property described as Tracts 3 and 4, R.D. Price Survey, Abstract A1003A and Tracts 1 and 2, M. Mehaffey Survey,Abstract A916A, City of Southlake, Denton County, Texas located at 355 E. Bob
Jones Road, Southlake, Texas. SPIN Neighborhood #1.
REQUEST DETAILS: The applicant is requesting approval of the site plan to construct a new barn, replacing a recently demolished barn on the same site. The barn will be approximately 1,400 square feet and will be used as a multi-purpose space in
conjunction with the Bob Jones Nature Center.

HISTORY: -The City of Southlake acquired the properties in April 1999.-A Site Plan (ZA06-163) for the Bob Jones Nature Center building was
approved by City Council on November 21, 2006.-A previous barn constructed at the proposed site of the new barn wasdemolished in 2021.
UTILITIES: A 2” water line currently serves the Bob Jones Nature Center that will be
abandoned in place and replaced with an 8” water line.
TREE PRESERVATION: No trees are to be removed for the barns construction.

A traffic impact analysis waiver has been requested. The barn will use already
existing access via a park road to E. Bob Jones Road.

Tree Conservation/Landscape Review
1.No existing trees and landscaping are proposed to be removed for the barn, but trees are proposedto be removed for the construction of the new water line. It may be easier to install the proposedwater line adjacent to the east side of the access drive into the Nature Center. Some of the existingtrees along the east side of the access drive have died and been removed.
2.Within the Civil Plans provide and Tree Protection Plan for all trees within the surroundings of
proposed construction areas and provide the Standard Construction Details for Tree ProtectionSheet. 2005 SD (cityofsouthlake.com)

1. A 1 ½” water meter is not an allowable meter size. The city allows 1”, 2” and 4” water meters.
Please update the proposed water meter to an allowed size and ensure that the domestic water line from the main to the meter matches the meter size.
