SITE PLAN SUBMITTAL NARRATIVE
BOB JONES NATURE CENTER AND PRESERVE
335 E. BOB JONES ROAD
For 335 E. Bob Jones Road, we are submitting a Site Plan illustrating a new Barn replacement building in the same
location the previous dilapidated barn was previously located. The original barn was constructed sometime in the
1980’s as a horse barn when the Property was Private Property, and the Site was deeded to the City in the early 2000s.
From the time the Barn was originally constructed to the time it was deeded to the City the original barn had to fallen
into disrepair but as part of what was now City Property the barn became a background for visitors to take
photographs on the outside but was closed off on the inside because it was not safe which became a serious liability
for the City. In 2021, the City decided to demolish the original barn in order to construct a new barn that could serve
as a background for photographs as well as a multi-purpose interior space that was safe for the public and could be
used as a classroom setting for children as well as gatherings such as birthday parties etc..
The new barn will be constructed of heavy timber framing and will have a continuous insulated board and batten
exterior wall and a standing seam metal roof.
No additional parking spaces are being provided or necessary.
Grading plans are being provided with this submittal. Minimal grading changes will be required to the
existing grading.
Water, sewer and drainage is being provided with this submittal. The new barn will tie into the existing septic
system that serves the existing nature center buildings on the site. Tarrant County Health Department,
Environmental is contracted to do all permitting and inspections of OSSF’s
A waiver for the Traffic Impact Analysis is requested.
Partial survey is being provided with this submittal. Site plan drawing is accurate and based on a partial site
survey as well as the site survey conducted for the previous site plan submittal for this site for the main nature
center building in 2007.
No existing landscaping is being removed and no new landscaping is being proposed.
All existing trees on the site shall remain. No trees will be required to be removed for the proposed project.
