MEMBERS ABSENT: Daniel Kubiak. STAFF PRESENT: Sr. Director of Planning and Development Services Ken Baker; Deputy Director of Planning & Development Services Dennis Killough; Principal Planner Reagan Rothenberger; and Commission Secretary Lydia Ruiz. Executive Session may be held, under these exceptions, at the end of the Regular Session or at any time during the meeting that a need arises for the Planning and Zoning Commission to seek advice from the City Attorney as to the posted subject matter of this Planning and Zoning Commission meeting. Section 551.071: Consultation with attorney. No executive Session was held. 4. Recap of City Council’s action and discussion on Planning and Zoning recommended cases; questions were asked. 5. A motion was made to approve item 9, subject to the staff reported dated February 17, 2022, and the development site plan review summary #1 dated February 17, 2022; granting the six variances as requested; and encourage the Applicant as it goes forward to provide as much information in the way of photos of the buffer yard that would support the request for the first variance; providing a perspective on the site lines along 114, similar to what was done along Kirkwood, creating as much visual of the layout of the property in the surrounding areas; and noting specifically the access from 114 being potentially egress, but limited to be egress only. The Commission deliberated and asked questions to Director Ken Baker. A motion was made to approve item 10, subject to the staff reported dated February 11, 2022, and the site plan review summary #1 dated February 2, 2022; and encourage the Applicant to provide more details should this go to Council on the TIA as to the comments made during the Applicant’s presentation; and also note that should the Church continue its growth or building expansion and so on, there may be an opportunity or a request to conduct another traffic impact analysis at some future point in time.
