The purpose of the hearing is to consider a request for a Special Exception Use for the Reduction of the Required Setback for a Residential Accessory Building on property described as Lot 3, Block 3, Emerald Estates Addition, an addition to the City of Southlake, Tarrant County, Texas, and located at 2407 Emerald Circle, Southlake, Tarrant County, Texas. It is also permitted for accessory use according to zoning Section 34.1.e. It meets the standards for Lot area and coverage as well. • Underground Powerline: The requested setback relief will provide for safer clearance from the existing underground powerline which runs right behind my existing pool • Topography Issues: The lot is sloping toward the rear of the lot. This relief would allow the building to be constructed on a flatter area. Multiple concrete contractors have suggested that I try to locate the building on the flatter area. • Driveway Alignment: Moving the building over on the side yard would ultimately allow the driveway to the building to be more aligned with my existing driveway. It would make it easier to back the boat into the garage with a straighter driveway for instance.
