11 lot residential development on approximately 9.8 acres of land located
at 610 - 620 S. Peytonville Ave.
4. Review, discuss and make recommendations on the development of the
north 2.2-acre portion of an approximately 6-acre tract of land for First
National Bank located at 2001 Shady Oaks Dr., generally located along the
east side of Shady Oaks Dr., and the west side of W. SH 114, just south of
W. Dove Rd.
5. Review, discuss and make recommendations on the revisions to the roof of
the building for The King’s University – Gateway located at 2121 E.
Southlake Blvd.
6. Review, discuss and make recommendations on proposed zoning
amendments for proposed outdoor sales/services to be provided by Booster
Mobile Fueling to employees of the Sabre campus located at 3110 - 3150
Sabre Dr., generally located east of the intersection of W. SH 114 and W.
Kirkwood Blvd.
7. Review, discuss and make recommendations on the development of an
approximately 10,000 square foot office building on approximately 0.86
acres located at 803 W. Southlake Blvd., generally located west of the
southwest intersection of W. Southlake Blvd. and Timber Lake Pl.
8. Review, discuss and make recommendations on the development of Phase
2 of Chapel Crossing located at 101 W. SH 114, gener ally located at the
southwest corner of W. SH 114 and N. White Chapel Blvd.
9. Review, discuss and make recommendations on the development of
approximately 44,235 square feet of corporate and flex office space on
approximately 3.75 acres located at 1481 - 1569 E. Continental Blvd. and
1207 Old Brumlow Ave., generally located at the southeast corner of E.
Continental Blvd. and Brumlow Ave.
10. Review, discuss and make recommendations on the development of a
mixture of office/showroom buildings and one-story storage facilities on
approximately seven (7) acres located at 880 - 950 Davis. Blvd., generally
located on the west side of Davis Blvd. approximately 600 feet north of the
intersection with Union Church Rd.
MEETING
OVERVIEW:
On January 24, 2019 the Southlake 2035 Corridor Planning Committee
held their twenty-first meeting. The Committee was sent a packet of
materials prior to the meeting that were to be discussed during the
session. A meeting agenda was posted and the meeting time was
advertised on the City’s website. The following meeting report focuses on
discussion points made during the meeting by members of the
Committee, public and City staff. This report is neither verbatim nor does
it represent official meeting minutes; rather it serves to inform elected and
appointed officials, City staff, and the public of the issues and questions
raised by the Committee, City staff, and any attendees of the meeting.

ITEM #10 DISCUSSION – Review, discuss and make recommendations on the
development of a mixture of office/showroom buildings and one-story storage
facilities on approximately seven (7) acres located at 880 - 950 Davis. Blvd.,
generally located on the west side of Davis Blvd. approximately 600 feet north of
the intersection with Union Church Rd.

• Future Land Use: Mixed Use, 100-year flood plain, Medium Density Residential
• Zoning: AG and I1
• Conceptual Plan

o Future Sidewalk (<8’) – 5 ft. sidewalks along Davis Blvd.

Applicant presentation: Terry Wilkinson
• Concept Plan
o Re-skin building and add masonry façade
o No variances needed for building closest to Davis Blvd.
o Add masonry along front elevation, keep metal along Michael Dr.
o Single loader – Gate near entrance
▪ People will be able to keep exotic cars in these garages
▪ Spaces will be sold, not leased
Questions for applicant by the Committee:
Brandon Bledsoe: These are essentially man caves. About 1,200 sq. ft. per unit with
plumbing. We really need to highlight restrictions for these uses.
Frances Scharli: Sounds like you could live in one of those units. Are they climate
controlled?
Michael Springer: How much do these sell for?
Applicant: About $180 per foot, AC included.

Brandon Bledsoe: Some people will have a mezzanine built with pool tables inside and
tools on the first floor. Weekdays might not be busy for this development; however,
weekends will bring in traffic.
Applicant: We don’t expect to be a huge traffic generator, but it may be a popular
place.
John Huffman: I own a building north of this property, so I am familiar with the site. I’m
glad this development could come in and clean up the area. I do foresee infrastructure
challenges, especially concerning the floodplain and floodway adjacent to property.
Applicant: We have not done a topography study yet, but we will mak e sure to avoid
the floodplain and floodway. As of now we do not plan on building anything near the
floodplain and residential area to the west.
Applicant: We had a thought to allow car trailers near the back of the property, but after
further thought we would like to place the car trailers closer inside the development to
avoid the residential area.
Brandon Bledsoe: Didn’t we have something like this come through previously?
Ken Baker: Maserati same to the Corridor Planning Committee but did not return.
Brandon Bledsoe: Need to add specific information in the zoning regarding restrictions
on the use of the development.
Shawn McCaskill: Glad to see something new and different be brought forward.
Chad Patton: Thanks for bringing something feasible and new to this property.
