Grantee herein, the receipt and sufficiency of which is hereby acknowledged and
confessed, have granted, sold and conveyed, and by these presents do grant, sell and
convey to the City of Southlake, Grantee herein, of Tarrant County, Texas a permanent
and perpetual easement for the purpose of installing, repairing, maintaining, altering,
replacing, relocating, and operating utilities in, into, upon, over, across and under that
land in Tarrant County, Texas described as follows, to-wit:

of ingress and egress as necessary for such purposes.
TO HAVE AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said Grantee,
its successors and assigns forever; and We do hereby certify that We are the owners of
the property described herein and bind ourselves, our heirs and assigns, to warrant and to
forever defend all and singular the premises unto the said Grantee, its successors and
assigns, against every person whomsoever lawfully claiming or to claim same or any
thereof.

7.5' PERMANENT UTILITY EASEMENT
AND 20' TEMPORARY CONSTRUCTION EASEMENT
Being an easement of land situated in the Francis Troop Survey, Abstract Number 1511,
Tarrant County, Texas, and being a part of Lot 12, Biock 1, Hunter's Ridge Addition an
addition to the Town of Southlake, Tarrant County, Texas as recorded in Volume 388-
134, Page 16, Plat Records, Tarrant County, Texas, and being more particularly
described by metes and bounds as follows:
BEGINNING at a \t2 inch iron rod found at the intersection of the common corners of
said Lot 12 and Lot 11 and the northerly right-of-way line of Hunters Creek Drive (50'
right-of-way);
THENCE N 30" 11'17" E with the west line of said Lot 12 and the east line of Lot 11 a
distance of 212.01 feet;
THENCE S 71 "22'28" E leaving said west line of said Lot 12 and the east line of Lot 11 a
distance of 7.66 feet;
THENCE S 30011'17" W a distance of214.11 feet to the northerly right-of-way line of
Hunters Creek Drive (50' right-of-way) and the beginning of a curve to the left;
THENCE 7.53 feet along the arc of said curve to the left, and along said right-of-way
line, through a central angle of 08037'37", having a radius of 50 feet, and a long chord
which bears N 55"29'58" W, 7.52 feet to the POINT OF BEGINNING and containing
1.597 square feet or 0.367 acres of land more or less.
Also included will be a 20' temporary construction easement east of the 7.5' permanent
utility easement to be terminated upon completion of the project.

The City of Southlake. it's Contractors. and or assigns will make every effort to preserve and maintain the
trees. shrubs. and lawns affected through this construction process. Upon completion of construction, all
lawns. shrubs. trees. driveways. etc. will be left in its current or better condition.
