convey to the City of Southlake, Grantee herein, of Tarrant County, Texas a permanent
and perpetual easement for the purpose of installing, repairing, maintaining, altering,
replacing, relocating, and operating utilities in, into, upon, over, across and under that
land in Tarrant County, Texas described as follows, to-wit:

See attached Exhibit 'B' for metes and bounds description together with the right
of ingress and egress as necessary for such purposes.
TO HAVE AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said Grantee,
its successors and assigns forever; and We do hereby certify that We are the owners of
the property described herein and bind ourselves, our heirs and assigns, to warrant and to
forever defend all and singular the premises unto the said Grantee, its successors and
assigns, against every person whomsoever lawfully claiming or to claim same or any
thereof.

7.5' PERMANENT UTILITY EASEMENT
AND 20' TEMPORARY CONSTRUCTION EASEMENT
Being an easement of land situated in the Francis Troop Survey, Abstract Number 1511, Tarrant
County, Texas, and being a part of Lot 11, Block 1, Hunter's Ridge Addition an addition to the
Town of Southlake, Tarrant County, Texas as recorded in Volume 388-134, Page 16, Plat
Records, Tarrant County, Texas, and being more particularly described by metes and bounds as
follows:
BEGINNING at a Y2 inch iron rod found at the southeast corner of said Lot 11, said iron rod also
being in the west line of Lot 12, Block 1, and at the beginning of a curve to the left in the
northerly right-of-way line of Hunters Creek Drive (50' right-of-way);
THENCE 7.53 feet along the arc of said curve to the left, and along said right-of-way line,
through a central angle of 08037'37", having a radius of 50 feet, and a long chord which bears N
64007'35" W, 7.52 feet;
THENCE N 30011'17" E leaving said right-of-way a distance of211.04 feet;
THENCE S 71022'28" E a distance of 7.66 feet to the east line of said Lot 11 and the west line of
Lot 12;
THENCE S 30011'17" W with the east line of said Lot 11 and the west line of Lot 12 a distance
of 212.01 feet to the POINT OF BEGINNING and containing 1586 square feet or 0.364 acres of
land more or less.
Also included will be a 20' temporary construction easement west of the 7.5' permanent
easement to be terminated upon completion of project.

One copy of the fully executed easement and amendment must be presented to the City of SoutWake when
making application for said sewer line connection permit.
The City of Southlake. it's Contractors. and or assigns wiII make every effort to preserve and maintain the
trees. shmbs, and lawns affected through this construction process. Upon completion of construction, all
lawns. slmlbs, trees, driveways, etc. wiII be left in its current or better condition.
