That We, MICHAEL AND MARILYN GOKEY ("Grantor"), for and in
consideration of the sum of Ten ($10.00) Dollars and other good and valuable
consideration in hand paid by Grantee, the receipt and sufficiency of which is
hereby acknowledged and confessed, have granted, sold and conveyed, and by
these presents do grant, sell and convey to the CITY OF SOUTHLAKE
("Grantee"), of Tarrant and Denton Counties, Texas a permanent and perpetual
easement for the purposes of installing, repairing, maintaining, altering, replacing,
relocating, and operating a reinforced concrete box culvert in, into, upon, over,
across, and under that land in Tarrant County, Texas described as follows, to-wit
A non-exclusive 15 foot wide permanent Public Drainage
Easement as more particularly shown on Exhibit "A" and
described on Exhibit "8" attached hereto, with the right of
ingress and egress as necessary for such purposes.
Grantor covenants and agrees that Grantee shall have the right to excavate
and fill upon said permanent easement and to remove from said permanent
easement, any fences, buildings, or other obstructions as may now be found upon
said permanent easement.
Grantor covenants and agrees that Grantor and Grantor's heirs,
representatives, successors and assigns shall at no time erect, place or construct, or
cause to be erected, placed or constructed any temporary or permanent structure
in, into, upon, over, across or under any easements granted herein.

TO HA VI[ AND TO HOLD the above described permanent easement
forever and together with all and singular, the rights and appurtenances thereto,
anywise belonging unto Grantee, its successors and assigns; and We do hereby
bind ourselves, our heirs and assigns, to warrant and to forever defend all and
singular the premises unto the said Grantee, its successors and assigns, against
every person whomsoever lawfully claiming or to claim same or any part thereof.

Southlake, Tarrant County, Texas
Being a description of a 15 foot drainage easement across Lot 6,
Hudson Bay Estates, an addition to the city of Southlake, Tarrant
County, Texas as recorded in Volume 388-139, Page 48, Plat Records,
Tarrant County, Texas (P.R.T.Co.,Tx.) and being more particularly
desribed by metes and bounds as follows:
BEGINNING at a point in the common South line of said Lot 6 and
the north right-of-way of Burney Lane, said point bears North 89
degrees 53 minutes 53 seconds West, 376.06 feet along said common
line from the southeast corner of said Lot 6;
THENCE along said common line North 89 degrees 53 minutes 53
seconds West, 15.00 feet to a point;
THENCE departing said Burney Lane and common line North 00 degrees
05 minutes 23 seconds East 81.93 feet to a point in the south line
of the existing drainage easement across Lot 6;
THENCE along said south drainage easement line South 75 degrees 03
minutes 15 seconds East, 15.52 feet to a point;
THENCE departing said south drainage easement line South 00 degrees
