KNOW ALL MEN BY THESE PRESENTS:
That I, Ralph Segars, for and in consideration of the sum of Ten ($10) Dollars and other
good and valuable consideration in hand paid by Grantee herein, the receipt and sufficiency of
which is hereby acknowledged and confessed, have granted, sold and conveyed, z.~d by these
presents do grant, sell and convey to the City of Southlake, Grantee herein, of Tarrant
County, Texas a permanent and perpetual easement for the purpose of installing, repairing,
maintaining, altering, replacing, relocating, and operating utilities in, into, upon, over, across
and under that land in Tarrant County, Texas described as follows, to-wit:
Being a 35' Drainage and Utility Easement, described as follows:
See attached Exhibit 'A' for graphic depiction
See attached Exhibit 'B' for metes and bounds description together with the right of
ingress and egress as necessary for such purposes.
TO HA VE AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said Grantee, its
successors and assigns forever; and We do hereby certify that We are the owners of the
property described herein and bind ourselves, our heirs and assigns, to warrant and to forever
defend all and singular the premises unto the said Grantee, its successors and assigns, against
every person whomsoever lawfully claiming or to claim same or any thereof.

Field Notes
Being a 0.5068 acre tract ofland in the C.B. McDonald Survey, Abstract No. 1013, City of
Southlake, Tarrant County, Texas and being a 35 foot wide strip ofland, over, through, and
across a 13.308 acre tract, also described as Tract 2, Green Meadows Subdivision, conveyed
to Ralph Segars, as recorded in Deed Volume 10898, page 1338, Deed Records, Tarrant
County, Texas, and a 7.654 acre tract, also described as Lot 3, Green Meadows Subdivision,
conveyed to Ralph Segars, as recorded in Deed Volume 13283, page 234, and a portion of
the vacated South Kimball Avenue, being more particularly described as follows:
Beginning at an iron pin found at the northeast comer of said 13.308 acre tract, being in the
centerline of the proposed South Kimball Avenue, (94.0' R.O.W.);
THENCE
S 00039'00" W, along the easterly line of said 13 .308 acre tract, and crossing
said vacated South Kimball Avenue, a distance of 721.79 feet to an iron pin
found at the southeast comer of said 7.654 acre tract;
THENCE
N 89027' 45" W, along the southerly line of said 7.654 acre tract, a distance of
35.00 feet to a point;
THENCE
N 00039'00" E, leaving the southerly line of said 7.654 acre tract and crossing
said vacated South Kimball Avenue, paralleling the easterly line of said 13.308
acre tract, a distance of723. 78 feet to a point on a curve to the left, also being
