assigns, and Grantor hereby binds itself, its successors and assigns and to warrant and forever
defend, all and singular, said premises unto the City of Southlake, its successors and assigns,
against every person whomsoever lawfully claiming or to claim the same or any part thereof. The
terms of this dedication shall run with the land and shall be binding upon and inure to the benefit
of the City of Southlake and its successors and assigns.

KNOW ALL MEN BY THESE PRESENTS:
That I, Michael T. Cunis, for and in consideration of the sum of Ten ($10) Dollars and
other good and valuable consideration in hand paid by Grantee herein, the receipt and
sufficiency of which is hereby acknowledged and confessed, have granted, sold and conveyed,
and by these presents do grant, sell and convey to the City of Southlake, Grantee herein, of
Tarrant County, Texas a permanent and perpetual easement for the purpose of installing,
repairing, maintaining, altering, replacing, relocating, and operating utilities in, into, upon,
over, across and under that land in Tarrant County, Texas described as follows, to-wit:
Being a permanent 15 foot wide utility easement and a temporary 35 foot wide construction
easement, described as follows:
See attached Exhibit 'A' for graphic depiction
See attached Exhibit 'B' for metes and bounds description together with the right of
ingress and egress as necessary for such purposes.
TO HAVE AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said Grantee, its
successors and assigns forever; and I do hereby certify that I am the owner of the property
described herein and bind myself, my heirs and assigns, to warrant and to forever defend all
and singular the premises unto the said Grantee, its successors and assigns, against every
person whomsoever lawfully claiming or to claim same or any thereof.

Field Notes
Being a 0.2397 acre tract of land situated in the John J. Freshour Survey, Abstract No. 521,
City of Southlake, Tarrant County, Texas and being a portion of a tract of land as described in
a deed to Michael Curtis as recorded in Volume 8674, Page 952 of the Deed Records of
Tarrant County, Texas (DRTCT) and being more particularly described as follows:
BEGINNING at a railroad tie fence corner post for the northwest corner of said Curtis tract,
said point being, by deed call, 2639.0 feet west and 248.9 feet south from the northeast corner
of said Freshour Survey;
THENCE EAST, for a distance of 138.70 feet to a point for a corner in the centerline of a
perpetual easement, having a width of 15.00 feet, for ingress-egress, as
recorded in Volume 5508, Page 306, Deed Records, Tarrant County, Texas;
THENCE SOUTH, along the easterly line of said Curtis tract of land and with the
centerline of said ingress/egress easement, for a distance of 572.30 feet to a
point for corner;
THENCE WEST, along the southerly line of said Curtis tract of land, for a distance of
15.00 feet to a point for corner;
THENCE NORTH, departing the south line of said Curtis tract of land, for a distance of
557.30 feet to a point for a corner;
THENCE WEST, for a distance of 123.70 feet to a point for a corner in the westerly line
of said Curtis tract,
THENCE NORTH, along the westerly line of said Curtis tract of land, for a distance of
15.00 feet to the POINT OF BEGINNING, containing within these metes and
