KNOW ALL MEN BY THESE PRESENTS:
THAT WE, Jerry McConnell and wife Phyllis McConnell, for and in consideration of the swn of Four
thousand one hundred twenty five ($4,125.00) Dollars and other good and valuable consideration in hand paid by
Grantee herein, the receipt and sufficiency of which is hereby acknowledged and confessed, have granted, sold and
conveyed, and by these presents do grant, sell and convey to the City of Southlake, Grantee herein, of Tarrant
County, Texas a permanent and perpetual Easement for the purpose of installing, repairing, maintaining, altering,
replacing, relocating, and operating utilities in, into, over, upon, across and under that land in Tarrant County, Texas
described as follows, to-wit:
Being a 15 'pennanent utility easement and a 20' temporary construction easement described as follows:
See attached Exhibit' A' for graphic depiction
See attached Exhibit 'B' for metes and bounds description together with the
right of ingress and egress as necessary for such purposes.
As further consideration for granting this easement the City of Southlake will waive the sewer talJ fee for one
residential tap ulJon the subject property.
TO HA VE AND TO HOLD the above described easement, together with all and singular, the rights and
appurtenances thereto, anywise belonging unto the said Grantee, its successors and assigns forever; and We do
hereby certify that We are the owners of the property described herein and bind ourselves, our heirs and assigns, to
warrant and to forever defend all and singular the premises unto the said Grantee, its successors and assigns, against
every person whomsoever lawfully claiming or to claim same or any thereof.

EXHIBIT 'B'
15' PERMANENT UTILITY EASEMENT
Field Notes
Being a 0.125 acre tract of land in the C. M. Throop Survey, Abstract No. 1510, Tarrant
County, Texas and being a 15 foot wide strip of land, over, through, and across a tract
conveyed to Jerry D. and Phyllis McConnell in Volume 11081, Pg.1966, (D.R.T.C.T.) and
being more particularly described as follows:
Beginning at the southeast comer of said McConnell tract, being West, a distance of 122.73
feet from a concrete monument found at the northeasterly comer of Dove Acres, an addition
to the City of South lake as recorded in Volu1l1e 388-132, Pg. 9, (P.R.T.C.T.);
Thence
West, along the southerly line of said McConnell tract, also being the
northerly line of said Dove Acres, passing an iron pin found at a distance of
310.50 feet for the northwesterly comer of Lot 18 of said Dove Acres, a total
distance of 362.52 feet to a point in the southerly line of said McConnell
tract;
Thence
North, a distance of 15 feet to a point;
Thence
East, parallel with the southerly line of said McConnell tract, a distance of
362.52 feet to a point in the eltsterly line of said McConnell tract;
Thence
South, along the easterly line of said McConnell tract, a distance of 15.00 feet
to the Point Of Beginning, containing 0.125 acres or 5,435 square feet of
land, more or less. Subject to easements, restrictions, and rights-of-way of
record.
Also included will be a temporary construction easement as shown on Exhibit "A".
