KNOW ALL MEN BY THESE PRESENTS:

Dollars and other good and valuable consideration in hand paid by Grantee herein, the receipt and
sufficiency of which is hereby acknowledged and confessed, have granted, sold and conveyed, and
by these presents do grant, sell and convey to the City of Southlake, Grantee herein, of Tarrant
County, Texas a permanent and perpetual easement for the purpose of installing, repairing,
maintaining, altering, replacing, relocating, and operating utilities in, into, upon, over, across and
under that land in Tarrant County, Texas described as follows, to-wit:
Being a permanent utility easement and a temporary construction easement, described as follows:

See attached Exhibit r B r for metes and bounds description together with the right of
ingress and egress as necessary for such purposes.
TO HAVE AND TO HOLD the above described easement, together with all and singular,
the rights and appurtenances thereto, anywise belonging unto the said Grantee, its successors and
assigns forever; and We do hereby certify that We are the owners of the property described herein
and bind ourselves, our heirs and assigns, to warrant and to forever defend all and singular the
premises unto the said Grantee, its successors and assigns, against every person whomsoever
lawfully claiming or to claim same or any thereof.

Permanent Utility Easement
35' Temporary Construction Easement
Being 0.010 of an acre of land, more or less, situated in the N.E. Thompson Survey, Abstract
No. 1563, Tarrant County, Texas and being a portion of a Lot 12, Block 2 of Emerald Estates,
an addition to the City of Southlake as recorded in Volume 388-165 (P.R.T.C.T.), which
0.010 acres, more or less, is more particularly described as follows:
BEGINNING at the southeast corner of said Lot 12, Block 2, said point also being in the west
right-of-way line of Emerald Circle and the northwest corner of Lot 1, Block 4 of Emerald
Estates;
THENCE
N 880 44' 00" W, for a distance of 34.64 feet to a point for a corner, said point
being in the south line of said Lot 12, Block 2;
THENCE
N 550 47' 50" E, for a distance of 41.65 feet to a point for a corner in the east
line of Lot 12, Block 2, ;said point also being in the west right-of-way line of
Emerald Circle
THENCE
S 000 26' 00" W, for a distance of 24.18 feet to the POINT OF BEGINNING,
containing within these metes and bounds 0.010 acres or 419 square feet of
land, more or less.
