KNOW ALL MEN BY THESE PRESENTS:
That Joe Mast (Grantor) for and in consideration of
the sum of Ten Dollars ($10) and other good and valuable
consideration in hand paid by Grantee herein, the receipt and
sufficiency of which is hereby acknowledged and confessed, have
granted, sold and conveyed, and by these presents do grant, sell
and convey to the city of Southlake, Grantee herein, of Tarrant
County, Texas, a perpetual twelve and a half foot (12.5') storm
drain and utility easement in, into, upon, over, across and under
that land in Tarrant County, Texas described as follows, to wit:
See attached exhibit "A"
See attached exhibit "B"
TO HAVE AND TO HOLD said easement unto the city of Southlake,
its successors and assigns, and Grantor hereby binds itself, its
successors and assigns to warrant and forever defend, all and
singular, said premises unto the city of Southlake, its successors
and assigns, against every person whomsoever lawfully claiming or
to claim the same or any part thereof.
The terms of this dedication shall run with the land and shall
be binding upon and inure to the benefit of the city of Southlake
and its successors and assigns.

FIELD NOTES
12-1/2' Storm & Utility Easement
All that certain lot, tract or parcel of land, being a portion of
Lot 8, Block 1, Emerald Estates, as recorded in Volume 388-165,
Page 48, Plat Records, Tarrant County, Texas and being more
particularly described by metes and bounds as follows:
BEGINNING at a point that bears North 89 degrees 21 minutes 19
seconds West along the fenced North line of said Lot 8, 7-5/10 feet
from a 1 inch iron pin found at the Northeast corner of said Lot 8,
said point of beginning being in the West line of a 7-5/10 foot
wide utility easement recorded in said Volume 388-165, Page 48:
THENCE departing said fenced North line and with the West line of
said utility easement, South 00 degrees 36 minutes 51 seconds West
18-11/100 feet to a 5/8 inch iron pin set:
THENCE departing said West line and continuing North 29 degrees 34
minutes 05 seconds West 9-95/100 feet to a 5/8 inch iron pin set;
THENCE North 00 degrees 36 minutes 51 seconds East 10-12/100 feet
to a 5/8 inch iron pin set in the fenced North line of said Lot 8:
THENCE South 89 degrees 21 minutes 19 seconds East with said fenced
North line 5-00/100 feet to the place of beginning, containing in
all some 0.009 acre or 312 square feet.
