KNOW ALL MEN BY THESE PRESENTS:
That I, Joe L. Wright, Grantor herein, for and in consideration of Southlake
relinquishing all fees for ~ sewer taps to the Grantor for the above, and other good and
valuable consideration in hand paid by Grantee herein, the receipt and sufficiency of which is
hereby acknowledged and confessed, have granted, sold and conveyed, and by these presents do
grant, sell and convey to the City of Southlake, Grantee herein, of Tarrant County, Texas a
permanent and perpetual 15 foot sewer line easement solely for the purpose of installation of a
segment of the S-7 sanitary sewer line, and a temporary 35 foot wide construction easement, in
and under that land in Tarrant County, Texas described as follows, to-wit:
Being a permanent 15 foot wide utility easement and a 35 foot wide temporary construction
easement, described as follows:
See Exhibit "A" for graphic depiction
See Exhibit "B "for metes and bounds description
together with the right of ingress and egress as necessary for such purposes.
TO HA VE AND TO HOLD the above described easement, together with all and singular, the
rights and appurtenances thereto, anywise belonging unto the said Grantee, its successors and
assigns forever; and I do hereby certify that I am the owner of the property described herein
and bind myself, my heirs and assigns, to warrant and to forever defend all and singular the
premises unto the said Grantee, its successors and assigns, against every person whomsoever
lawfully claiming or to claim same or any thereof.

Being a portion of a tract of land out of the Harrison Decker Survey, Abstract No.
438, City of Southlake, Tarrant County, Texas, conveyed to Joe L. Wright as
recorded in Volume 8060, Page 27, Deed Records, Tarrant County, Texas,
(DRTCT), and being a portion of that same tract of land owned by Texas American
Bank/Fort Worth as recorded in Volume 7700, Page 850, DRTCT, and being more
particularly described by metes and bounds as follows:
BEGINNING at a point for the southwest corner of said tract, said point being the
southeast corner of a tract of land by deed to Joe L. Wright as recorded
in Volume 7607, Page 1182, Deed Records, Tarrant County, Texas, and
being in the north line of Tract 1, Brumlow Industrial Addition to the City
of Southlake, as recorded in Volume 388-127, Page 89, Tarrant County
Plat Records;
THENCE N 00017'43" E, along the west line of said tract a distance of 1180.40
feet, to a point for the northwest corner of said tract;
