That Y, . for and in consideration of the sum ofTen ($10.00) Dollars and other good
and valuable consideration in hand paid by Grantee, the receipt and sufficiency of which is hereby acknowledged and confessed,
have granted, sold and conveyed, and by these presents do grant, sell and convey to the CITY OF SOUTHLAKE ("Grantee"), of
Tarrant and Denton Counties, Texas a permanent and perpetual easement for the purpose of installing, repairing, maintaining,
altering, replacing, relocating, and operating a sanitary sewer line and lift station and other public utilities in, into, upon, over,
across and under that land in Tarrant County, Texas, described as follows, to-wit:
A non-exclusive permanent Public Utility Easement as more particularly described on Exhibit" A" attached
hereto and shown on Exhibit "B" attached hereto, together with the right of ingress and egress as necessary for
such purposes.
Grantor covenants and agrees that Grantee shall have the right to excavate and fill upon said permanent easement and to
remove from said permanent easement, any fences, buildings or other obstructions as may now be found upon said permanent
easement.
Grantor has this day additionally granted, sold and conveyed and by these presents does hereby grant, sell, and convey to
Grantee an additional contiguous temporary construction easement for a period of one (1) year from the date the easement is filed of
record with the County Clerk or until completion of the installation, for the purpose of installing utilities on the property known and
described as follows, to-wit:
A temporary 40 foot wide Construction Easement, said easement being located immediately adjacent to the
above-described permanent easement in a configuration as shown on the attached Exhibit "B".
Such Temporary easement shall include the right to excavate and fill upon said temporary easement, but Grantee shall
replace any fences or other fixtures upon said temporary easement
without cost to Grantor, and shall restore the grade of the property which is the subject of the temporary COnstruction easement, as
nearly as possible to it's grade prior to entry thereon.
Grantor covenants and agrees that Grantor and Grantor's heirs, representatives, successors and assigns shall at no time
erect, place or construct, or cause to be erected, placed or constructed any easements grated herein any temporary or permanent
structure in, into, upon, over, across or under.

for the period stated above, together with all and singular, the rights and appurtenances thereto, any wise belonging unto Grantee,
it's successors and assigns; and We do hereby bind ourselves, our heirs and assigns, to warrant and to forever defend all and singular
the premises unto the said Grantee, it's successors and assigns, against every person whomsoever lawfully claiming or to claim same
or any part thereof.

FIELD NOTES
Being a description of a 15 foot wide utility easement across that
certain 14.95 acre tract located in the T.M. Hood Survey, Abstract
706, Southlake, Tarrant County, Texas, conveyed to W.H. Crumbaker,
by deed recorded in VolU_e 4651, Page 325, Deed Reoords, Tarrant
County, Texas and being more particularly described as tollo~s:
Allot that certain tract of land located in the city ot Southlak.,
Tarrant County, Texas and being a portion of Lot 3Rl, ,Block J.,
Crumbaker Addition, recorded in Cabinet 'A', Slide #807 # Plat
Records, Tarrant County, Texas (P.R.,T.co.,Tx.) and described by
metes and bounds as follows:
BEGINNING at a point in the common North line of said Lot 3R1, and
the South line of Lot I, Block 1, Utley Addition, in the city of
Southlake, as reoorded in Volume 388-205, Page 47, P.R., T.Co. ,Tx.,
said point bears Southeasterly 17-01/100 feet along said common
line from the Northwest corner of said Lot 3R1;
THENCE wittl the said common line, south 89 degrees 08 minutes 00
seconds East 17-64/100 feet to a point:
THENCE departing said common line South 32 degrees 36 -inutes 57
seconds west 62-41/100 feet to a point in the common west line of
said Lot 3R1 and the East right-of-way line Shady Oaks;
THENCE with said comlnon line North 01 degrees 05 minutes 30 seconds
