T. J. THOMPSON SURVEY, ABSTRACT NO. 1502
TARRANT COUNTY, TEXAS
SITUATED in the City of Southlake, Tarrant County, Texas and being a strip of land out
of the T. J. Thompson Survey, Abstract No. 1502, said strip also being out of a tract of
land conveyed to Kathleen Kelly Lincoln by deed as recorded in Volume 11720, Page
2352 of the Deed Records of Tarrant County, Texas (D.R.T.C.T.), said strip being a
proposed 20 foot wide Permanent Utility Easement as shown on the attached Exhibit fiB"
and being herein more particularly described by metes and bounds as follows:
BEGINNING at the northwest property corner of Lhe said Lincoln tract, said point also
being on the existing easterly right-of-way line of Davis Boulevard;
THENCE, North 89 degrees 52 minutes 09 seconds East, along the northerly property
line of the said Lincoln tract and along the southerly property line of a tract of
land conveyed to Charles W. Smith by deed as recorded in Volume 8389, Page
1269 of the D.R.T.C.T., 20.00 feet to a point;
THENCE, South 00 degrees 00 minutes 53 seconds West 199.78 feet to a point on the
southerly property line of the said Lincoln tract and on the existing northerly
right-of-way line of Continental Boulevard;
THENCE, North 89 degrees 44 minutes 32 seconds West, along the said property line
and along the said right-of-way line, 20.00 feet to the southwest property corner
of the said Lincoln tract;
THENCE, North 00 degrees 00 minutes 53 seconds East, along the westerly property line
of the said Lincoln tract and along the said existing easterly right-of-way line of
Davis Boulevard, 199.64 feet to the POINT OF BEGINNING.
The proposed Permanent Utility Easement herein described contains 0.0917 acres (3,994
square feet) of land, more or less.
