(Grantor) for and in consideration of
Southlake relinquishing applicable sewer impact fee for one single family residential or
commercial connection, and sewer connection charges for one single family residential or
commercial service, and other good and valuable consideration in hand paid by Grantee herein,
the receipt and sufficiency of which is hereby acknowledged and confessed, have granted, sold
and conveyed, and by these presents do grant, sell and convey to the City of SoutWake, Grantee
herein, of Tarrant County, Texas, a perpetual twenty foot (20') utility easement in, into, upon,
over, across and under that land in Tarrant County, Texas described as follows, to wit:
See attached Exhibit "A"
See attached Exhibit "B"
TO HA VE AND TO HOLD said easement unto the City of SoutWake, its successors and
assigns, and Grantor hereby binds itself, its successors and assigns and to warrant and forever
defend, all and singular, said premises unto the City of Southlake, its successors and assigns,
against every person whomsoever lawfully claiming or to claim the same or any part thereof. The
terms of this dedication shall run with the land and shall be binding upon and inure to the benefit
of the City of SoutWake and its successors and assigns.
Any Lawns, Driveways, Fences, Etc. that are damaged within this easement, will /

PERMANENT UTILITY EASEMENT
T. J. THOMPSON SURVEY, ABSTRACT NO. 1502
TARRANT COUNTY, TEXAS
SITUATED in the City of Southlake, Tarrant County, Texas and being a strip of land out
of the T. J. Thompson Sll::,vey, Abstract No. 1!502, said strip also being oui: of a tract of
land conveyed to Charles W. Smith by deed as recorded in Volume 8389, Page 1269 of
the Deed Records of Tarrant County, Texas (D.R.T.C.T.), said strip being a proposed 20
foot wide Permanent Utility Easement as shown on the attached Exhibit "B" and being
herein more particularly described by metes and bounds as follows:
BEGINNING at the northwest property corner of the said Smith tract, said point also
being on the existing easterly right-of-way line of Davis Boulevard;
THENCE, North 89 degrees 49 minutes 06 seconds East, along the northerly property
line of the said Smith tract, 20.00 feet to a point;
THENCE, South 00 degrees 24 minutes 54 seconds East 113.10 feet to a point on the
southerly property line of the said Smith tract and on the northerly property
line of a tract of land conveyed to Kathleen Kelly Lincoln by deed as recorded in
Volume 11720, Page 2352 of the D.R.T.C.T.;
THENCE, South 89 degrees 52 minutes 09 seconds West, along the said property lines,
20.00 feet to the southwest property corner of the said Smith tract;
THENCE, North 00 degrees 24 minutes 54 seconds West, along the westerly property
line of the said Smith tract and along the said existing easterly right-of-way line
of Davis Boulevard, 113.08 feet to the POINT OF BEGINNING.
The proposed Permanent Utility Easement herein described contains 0.0519 acres (2,262
square feet) of land, more or less.
TO ALL PARTIES INTERESTED IN TITLE TO THE PREMISES SURVEYED, I DO HEREBY
CERTIFY THAT THE ABOVE LEGAL DESCRIPTION WAS PREPARED FROM PUBLIC
