Dollars and other good and valuable consideration in hand paid by Grantee herein, the receipt
and sufficiency of which is hereby acknowledged and confessed, have granted, sold and
conveyed, and by these presents do grant, sell and convey to the City of Southlake, Grantee
herein, of Tarrant County, Texas a permanent and perpetual easement for the purpose of
installing, repairing, maintaining, altering, replacing, relocating, and operating utilities in,
into, upon, over, across and under that land in Tarrant County, Texas described as follows, to-
wit:
Being a permanent utility easement, described as follows:
See attached Exhibit I A I for graphic depiction
See attached Exhibit I B' for metes and bounds description together with the right of
ingress and egress as necessary for such purposes.
TO HA VE AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said Grantee, its
successors and assigns forever; and We do hereby certify that We are the owners of the
property described herein and bind ourselves, our heirs and assigns, to warrant and to forever
defend all and singular the premises unto the said Granteej its successors and assigns, against
every person whomsoever lawfully claiming or to claim same or any thereof.

Permanent Utility Easement - Parcel 167UE
Being 0.007 of an acre of land, more or less, situated in the W.W. Hall Survey, Abstract No.
687, City of Southlake, Tarrant County, Texas and being a portion of Lot 1, Block 1 of the
W.W. Hall No. 687 Addition, Cabinet "A", Slide 2176, said Lot 1 conveyed by Pleasant Hill
Advent Christain Church to Gregory B. Wright by deed dated October 28, 1994 and recorded
in Volume 11813, Page 0134, of the Deed Records, Tarrant County, Texas, which 0.007 acre
of an acre of land, more or less, is more particularly described as follows:
BEGINNING at the point of intersection of the Northerly right-of-way line of F.M. Highway
1709 and the West line of said Lot 1 and in the East line of Lot 6A, Block 6, Diamond Circle
Estates, as shown on a plat of record in Volume 388-81, Page 69, Plat Records, Tarrant
County, Texas;
THENCE
N 030 17' 47" E, along the west of Lot 1 for a distance of 11.00 feet to a point
for corner, said point being in a curve to the right, having a radius of 1,510.00
feet, a central angle of 020 00' 07" and a chord bearing of S 81 0 09' 47" E;
THENCE
Southeasterly along said curve a distance of 52.76, to a point for corner in the
south line of Lot 1 and in the Northerly right-of-way line of F.M. Highway
1709;
THENCE
S 860 52' 35" W, along the south line of Lot 1 for a distance of 52.93 feet to
the POINT OF BEGINNING, containing within these metes and bounds 0.007
acres or 297 square feet of land, more or less.
