PERMANENT WATERLINE EASEMENT
THE STATE OF TEXAS
COUNTY OF TARRANT
KNOW ALL MEN BY THESE PRESENTS:
That we, Randall & Blake. Inc. , for and in consideration
of the sum of "see below" Dollars and other good and
valuable consideration in hand paid by Grantee herein, the
receipt and sUfficiency of which is hereby acknowledged and
confessed, have granted, sold and conveyed, and by these presents
do grant, sell and convey to the City of Southlake, Grantee
herein, of Tarrant County, Texas a permanent and perpetual
easement for the purpose of installing, repairing, maintaining,
altering, replacing, relocating, and operating one water line
into, upon, over, across and under that land in Tarrant County,
Texas described as follows, to wit;
Being a permanent water line easement, described as follows:
See attached Exhibit 'A' for graphic depiction
See attached Exhibit 'B' for metes and bounds description
together with the right of ingress and egress as necessary for
such purposes.
TO HAVE AND TO HOLD the above described easement, together
with all and singular, the rights and appurtenances thereto,
anywise belonging unto the said Grantee, its successors and
assigns forever; and We do hereby certify that We are the owners
of the property described herein and bind ourselves, our heirs
and assigns, to warrant and to forever defend all and singular
the premises unto the said Grantee, its successors and assigns,
against every person whomsoever lawfully claiming or to claim
same or any thereof.

20' PERMANENT UTILITY EASEMENT
Field Notes
Being a 0.022 acre tract of land in the Obediah W. Knight Survey, Abstract No. 899, City of
Southlake, Tarrant County, Texas and being a portion of a tract of land conveyed to The
Southlake Partnership, by deed in Volume 9622, Page 2260 of the Deed Records of Tarrant
County Texas, (D.R.T.C.T.) and being more particularly described as follows:
BEGINNING at the northwest corner of said Southlake Partnership tract, said point being in
the South right-of-way line of State Highway F.M. 1709;
THENCE
N 890 18' 28" E, along the north line of said Southlake Partnership tract for a
distance of 46.37 feet to a point for a corner in the South right-of-way line of
State Highway F.M. 1709, said point being the northwest corner of said
Southlake Partnership tract and the northeast corner of a tract of land conveyed
to The Southlake Partnership, by deed in Volume 8310, Page 1976 of the Deed
Records of Tarrant County Texas, (D.R.T.C.T.);
THENCE
S 100 21' 17" E, along the east line of said Southlake Partnership tract for a
distance of 20.29 feet to a point for a corner in the east line of said The
Southlake Partnership tract;
THENCE
S 890 18' 28" W, for a distance of 49.33 feet to a point for a corner in the
west line of said Southlake Partnership tract;
THENCE
N 010 57' 47" W, along the west line of said Southlake Partnership tract for a
distance of 20.00 feet to the POINT OF BEGINNING, containing within these
metes and bounds 0.022 acres or 957 square feet ofland more or less.
