KNOW ALL MEN BY THESE PRESENTS:
That Gary A Miron (Grantor) for and in consideration of Southlake
relinquishing applicable sewer impact fee for one single family residential or commercial
connection, and sewer connection charges for one single family residential or commercial
service, and other good and valuable consideration in hand paid by Grantee herein, the
receipt and sufficiency of which is hereby acknowledged and confessed, have granted, sold
and conveyed, and by these presents do grant, sell and convey to the City of Southlake,
Grantee herein, of Tarrant County, Texas, a perpetual foot ( is / ) utility
easement in, into, upon, over, across and under that land in Tarrant County, Texas
described as follows, to wit:

See attached Exhibit "B"
TO HAVE AND TO HOLD said easement unto the City of Southlake, its
successors and assigns, and Grantor hereby binds itself, its successors and assigns and to
warrant and forever defend, all and singular, said premises unto the City of Southlake, its
successors and assigns, against every person whomsoever lawfully claiming or to claim the
same or any part thereof. The terms of this dedication shall run with the land and shall be
binding upon and inure to the benefit of the City of Southlake and its successors and
aSSIgns.

Field Notes
Being a 0.059 acre tract of land in the John A. Freeman Survey, Abstract No. A-529, City of
Southlake, Tarrant County , Texas and being a portion of a tract of land conveyed to Gary Miron in
Volume 12263, Page 2227 of the Deed Records of Tarrant County Texas, (D.R.T.C.T.) and being
more particularly described as follows:
BEGINNING at the northwest comer of said Gary Miron tract, said point being in the South right-of-
way line of State Highway F.M. 1709;
THENCE
S 890 53' 01" E, along the north line of said Gary Miron tract for a distance of 169.96
feet to a point for a comer in the South right-of-way line of State Highway F .M.
1709, said point being the northeast comer of said Texas National Bank Tract;
THENCE
S 000 05' 56" W, along the east line of said Gary Miron tract for a distance of 15.00
feet to a point for a comer in the east line of said Texas National Bank Tract;
THENCE
N 890 53' 01" W, for a distance of 169.96 feet to a point for a comer in the west line
