F.M. 1417 Sherman, Texas 75092 Office: 903-813-1415 t1i Site Plan Review — Project Narrative for Carnation Auto Spa (Case No.: ZA22-0010) Bluestone Partners, LLC. is working with Carnation Auto Spa to improve their newly acquired property at 955 Davis Boulevard (formerly Krystal Clean Car Wash). The overall scope of the improvements can be summarized as such: • The first improvement will be at the Point -of -Sale, where customers enter and pay for a service. The large canopy currently on the rear side of the building will be removed, and two new automated Point -of -Sale stations will be installed. A large portion of the old canopy area will be turned into a landscaped area with new trees and grass. • The second improvement will be to the employee parking, which is currently along the North border of the property. This will be relocated into two different areas so that the current parking area can become part of the fire lane. • Third, self-service vacuum parking will be added to the rear of the property, with wide parking stalls and canopies where customers can park and vacuum their car. These improvements are all to the site, and not the building, but will greatly improve the operations and offerings of the car wash. Regarding Bufferyard regulations, we request that the current bufferyard configuration be maintained and unaltered. A small portion of the northern property line has an existing paved area within the bufferyard, and this is needed to remain to allow for the proper fire lane to continue around the site. Regarding canopy columns, both existing in front of the building, and new behind the building, we request that regulations for S-P-1 zoning allow for the metal columns. The metal columns will be kept looking professional and in good condition. Having to provide masonry around these columns would greatly restrict the ability of vehicle flow through the site, and also increase the likelihood of damage to customer vehicles. Regarding canopy fabric color, we also request that all new and existing fabric canopies be Navy Blue colored canopies. Current existing canopies are green, which will be replaced. New fabric canopies in the rear of the property will have new Navy Blue canopies. These details are shown on the submitted drawings. Carnation Auto Spa, upon purchasing the carwash from Krystal Clean, will operate the carwash Monday through Saturday 8am-7pm and Sunday 8am-6pm. Krystal Clean currently operates as a full -service only car wash and Carnation Auto Spa would like to continue to operate the site with full -service as the main source of business, but intends to add express services as well so the public has more options to choose from.
