Dear Property Owner:
A request for a Special Exception Use has been filed with the Board of Adjustment of the
City of Southlake.
The purpose of the hearing is to consider a request for a Special Exception Use, per
Ordinance No. 480, as amended, Section 44.12(2), permitting the construction of
accessory buildings or structures of a size or aggregate size greater than permitted
on property described as Brewer Addition, Lot 1R, Block 2, an addition to the City of
Southlake, Tarrant County, Texas, and located at 2903 Florence Road, Southlake, Tarrant
County, Texas.
Current Zoning: “SF-1B” – Single Family 1B
The request is for Special Exception Use, per Ordinance No. 480, as amended, Section
44.12(2) to allow an existing and conforming accessory building to remain once a portion of
the lot is subdivided from the property. Subdividing the lot without the SEU would cause
the accessory building to become non-conforming by exceeding the permitted lot coverage
of 3%.
If you wish to register your views on the matter, you may complete and send the
enclosed Notification Response Form to the Planning & Development Services
Department. You are encouraged to follow the requested action through final
approval because changes are often made during the review process.
Please note that this letter and its attachments constitute written notice about the
proposed Variance.
