That I, Al W Dade, &r6u�, GRANTOR herein, for and in consideration
of the sum of Ten ($10.00) Dollars and other good and valuable consideration
in hand paid by the CITY OF SOUTHLAKE, home rule municipal
corporation of the County of Tarrant, State of Texas, GRANTEE herein, the
receipt and sufficiency of which is hereby acknowledged and confessed, do
hereby grant, sell and convey unto the said GRANTEE a permanent and
perpetual easement for the purpose of installing, repairing, maintaining,
altering, replacing, relocating, rebuilding, removing, and operating pedestrian access
facilities in, into, upon, over, across, under and through all that land in
Tarrant County Texas described as follows, to -wit:
A variable foot wide Permanent Pedestrian access Easement
containing approximately 0.196 acres through Block 1 , Lot 1R
of the J G Allen Survey , With property address of 223 S Pearson Lane 9
and as more particularly described in Exhibit "A", and shown on
Exhibit "B" attached hereto and incorporated herein.
together with the right of ingress and egress as necessary for such purposes.
GRANTOR covenants and agrees that GRANTOR and GRANTOR's heirs,
representatives, successors and assigns shall at no time erect, place or
construct, or cause to be erected, placed or constructed in, into, upon, over,
across or under any easements granted herein any temporary or permanent
structures, and it is further agreed that GRANTEE shall have the right to
excavate and fill upon said permanent easement and to remove from said
permanent easement, any fences, buildings or other obstructions as may now
be found upon said permanent easement.
It is further intended that the Permanent pedestrian access easement Easement herein
granted to the GRANTEE shall run with the land and forever be a right in
and to the land belonging to GRANTOR, and GRANTOR'S successors and
assigns, and said grant is expressly excepted from any right of reversion of
said premises under any prior deeds in GRANTOR's chain of title. The
Permanent pedestrian access easement Easement, rights and privileges granted therein
are exclusive, and GRANTOR covenants that it will not convey any other
easement or conflicting rights within the area covered by the grant to any
other person.

BEING a tract of land situated within the J.G. Allen Survey, Abstract No. 18, City of Southlake, Tarrant County,
Texas, same being a portion of Lot 1R, Block 1, St. Martin In -the -Fields Addition, an addition to the City of
Southlake, Tarrant County, Texas as shown on the plat recorded in Document Number D203110560, Official
Public Records, Tarrant County, Texas (OPRTCT), and being more particularly described by metes and bounds
as follows: (Bearings referenced to Texas State Plane Grid - Texas North Central Zone (4202) NAD83 as
established using the AIITerra RTKNet Cooperative Network. Reference frame is NAD83(2011) Epoch
2010.0000. Distances shown are U.S. Survey feet displayed in surface values.)
BEGINNING at a 1/2-inch iron rod found for the southwest corner of said Lot 1R, same being in the north line
of a tract of land as described by deed to Johnny P. Posey as recorded in Document Number D215099833,
OPRTCT, and being in the east right-of-way line of South Pearson Lane (a variable width public right-of-way);
THENCE North 00°43'33" West, with the common line between said Lot 111 and the said right-of-way line, a
distance of 60.00 feet to a point in the north line of a drainage and utility easement as shown on the plat of
the aforementioned St. Martin In -the Fields Addition;
THENCE over and across said Lot 1R and with the north line of said easement the following courses and
distances:
South 64°07'15" East, a distance of 89.50 feet to a point;

THENCE South 00°42'57" East, departing the north line of said easement and continuing over and across said
