• Zoning Change and Concept Plan for Highland Terrace on a portion of property
described as Lot 1R1, Block 1 Southlake Assembly of God Addition, City of
Southlake, Tarrant County, Texas, and located at 101 E. Highland Street, Southlake,
Texas. SPIN Neighborhood #7.
• Current Zoning: “CS” Community Services District
• Requested Zoning: SF-20A” Single Family Residential District
• The purpose of this request is to seek a zoning change and concept plan approval for
a 9 lot residential development on 3.91 acres.
Dear Property Owner,
Your property has been identified as being within 300 feet as the above referenced property that is being
considered for a Zoning Change and Concept Plan. Because your property meets this criterion, state and
local laws grant you special privileges when the City considers such requests. They are as follows:
1) You are entitled to receive written notice from the City of Southlake about the proposed Zoning
Change and Concept Plan and its associated public hearing held by the Planning and Zoning
Commission if your property is within 300 feet of the subject property. Written notice is sent to
the listed property owner(s) shown on the last approved City of Southlake tax roll;
2) If your property is within 200 feet of the proposed Zoning Change and Concept Plan, and if you
are opposed to the requested action, you are en titled to file a formal Protest Petition with the City
which can ultimately affect the voting procedure of the City Council when they consider the
proposed action. If the owners of 20 percent of the area of the lots or land within 200 feet of the
subject property file a Protest Petition with the City, then an affirmative vote of three-fourths of the
City Council is required to approve the Zoning Change and Concept Plan.
Please note that this letter and its attachments constitute written notice about the p roposed Zoning Change
and Concept Plan.
If you wish to register your opposition or support to this action, you may complete and send the enclosed
Notification Response Form to the Planning & Development Services Department. You are encouraged to
follow the request through final action because changes are often made during the review process.
