BEGINNING at the intersection of the northerly line of Dove Street (a variable
width right-of-way), and the easterly line of State Highway 114 (S.H. 114, a
variable width right-of-way), as established by deed to the City of Southlake
recorded in Volume 14028, Page 263, Deed Records of Tarrant County, Texas
(D.R.T.C.T.), from which said corner a found TxDot Monument bears South 69
degrees 48 minutes West, a distance of 2.4 feet;
THENCE North 24 degrees 24 minutes 52 seconds West, along said easterly line
of S.H. 114, a distance of 570.46 feet to the southerly corner of a called 3,322
square foot (0.076 acre) tract of land described in Special Warranty Deed
Dedicating Street Right -of -Way, to the City of Southlake for State Highway 114,
