That we, , for an ln consideration
of the sum of Dollars and other good and
valuable cons by Grantee herein, the
receipt and sufficiency of which is hereby acknowledged and
confessed, have granted, sold and conveyed, and by these presents
do grant, sell and convey to the City of Southlake, Grantee
herein, of Tarrant County, Texas a permanent and perpetual
easement for the purpose of installing, repairing, maintaining,
altering, replacing, relocating, and operating one water line
into, upon, over, across and under that land in Tarrant County,
Texas described as follows, to wit;
Being a permanent water line easement, described as follows:
See attached Exhibit 'A' for graphic depiction
See attached Exhibit 'B' for metes and bounds description
together with the right of ingress and egress as necessary for
such purposes.
TO HAVE AND TO HOLD the above described easement, together
with all and singular, the rights and appurtenances thereto,
anywise belonging unto the said Grantee, its successors and
assigns forever; and We do hereby certify that We are the owners
of the property described herein and bind ourselves, our heirs
and assigns, to warrant and to forever defend all and singular
the premises unto the said Grantee, its successors and assigns,
against every person whomsoever lawfully claiming or to claim
same or any thereof.

20' PERMANENT UTILITY EASEMENT
Field Notes
Being a 0.202 acre tract of land in the Obediah W. Knight Survey, Abstract No. 899, City of
Southlake, Tarrant County, Texas and being a portion of a tract of land conveyed to
Anita Prade, by deed in Volume 2835, Page 358 of the Deed Records of Tarrant County
Texas, (D.R.T.C.T.) and being more particularly described as follows:
BEGINNING at the northwest comer of said Prade tract, said point being in the South right-
of-way line of State Highway F.M. 1709 and also being the northeast comer of a tract and
being in a curve to the right having a radius of 11,394.16 feet, a central angle of 00053'51" , a
chord bearing of S 890 32' 22" E and a chord distance of 178.48 feet;

Southeasterly along said curve being the north line of said Prade tract for a
curve distance of 178.48 feet to a point for a comer, said point also being in the

way line of State Highway F.M. 1709 and in the west right-of-way line of
Carroll Avenue;

N 890 05' 27" W, for a distance of 261.94 feet to a point for a comer;
N 890 32' 22" W, for a distance of 178.01 feet to a point for a comer, said
point being in the west line of the Prade tract;
N 000 39' 33" W, along the west line of said Prade tract for a distance of 20.00
feet to the POINT OF BEGINNING, containing within these metes and bounds
0.202 acres or 8,800 square feet of land more or less.
