Said 0.129 of an acre being rrore particularly described by metes and and bounds as follows: PERMANENT EASEMENT: BEGINNING at a point in the west line of said Lot 40, which bears N 15050' 00" E, 567.0 feet from the southwest corner of said lot; THENCE N 150 50' 00" E 281. 71 feet along said west line; THENCE S 74010' 00" E 20.0 feet; THENCE S 15 0 50' 00" W 281. 71 feet; THENCE N 740 10 I 00" W 20 feet to the POINT OF BEGINNING. CONSTRUcrION EASEMENT: Being an addition 30 feet continuous and contiguous and being to the north and east of the permanent easement. The construction easement will become void upon completion of construction. ** It is understood that the City of Southlake will replace any fences, if any, should they be cut or removed; and that care will be taken to not remove any tree trunk larger than three inches in diameter when measured one foot above the ground level, without further approval from the owner; and that the soil will be put back to original grade and grass replaced.
