PROJECT: Sign Variance for Nike By Southlake
EXECUTIVE
SUMMARY: Permit Advisors is seeking approval of variances to the Southlake Town Square
Master Sign Plan regulations to allow signs for the new Nike By Southlake store at
Southlake Town Square. The store is located at 167 Grand Avenue at the
southeast corner of Grand Avenue and Main Street.
DETAILS: The applicant is proposing two attached illuminated fagade signs on the front and
rear elevations, an illuminated pedestrian blade sign on the south fagade,
illuminated window signs (lifestyle image curtains) on the front west and the south
fagade, a wall mural on the south fagade, graphic design rear window signs (east),
and an internal illuminated specialty display window cabinet sign (internal) on the
west elevation. The two fagade signs, pedestrian blade sign, and internal
illuminated specialty display sign meet the Town Square Master Sign Plan
regulations. The window signs, wall mural, the rear window signs and rear logo will
require variances to the Southlake Town Square Master Sign Plan regulations.
The proposed interior illuminated lifestyle image curtains, located on the west and
south upper (transom windows) and lower fagade windows of the lease space, are
fabricated with a mesh fabric printed with gradient background colors and lifestyle
images. The curtains will be located 14-inches from the storefront glass and have
downward lighting located in the upper curtain track.
The applicant is requesting a variance to the Southlake Town Square Master
Sign Plan, Section 9, Specialty Signs, 3A, to allow a mural wall sign that is
greater than the allowable 150 sq. ft. and located on the south side of the
building and is made with an exterior grade vinyl applied directly to the masonry
wall.
At the rear fagade (east parking lot), the applicant is proposing to cover the
window and doors with 148.7 sq. ft. white vinyl graphic with a grid pattern which
exceeds the allowable 20% of the window permitted in the Southlake Town
Square Master Sign Plan. The rear elevation logo sign exceeds the allowable
logo height.
