described by metes and bounds as follows:
BEGINNING at a 4" Wood Fence Post found at the Southwest corner of said Tract One, being the Southeast corner of Lot 36, Block 16 of
Timarron Addition Wyndsor Creek, Phase 2 as shown by the plat recorded in Cabinet A, Page 4042, Plat Records, Tarrant County
Texas (P.R.T.C.T.) and an angle point in the North line of Lot 37, Block 16 of said Timarron Addition Wyndsor Creek, Phase 2, from which
a 1/2" iron rod found on the North right-of-way line of Sarah Park Trail at the Northwest corner of said Lot 37 bears S 61°44'31" W, a distance
