That Lloyd Charles and Wendi Charles
(Grantor) for and in consideration of
Southlake relinquishing applicable sewer impact fee for one single family residential or
commercial connection, and sewer connection charges for one single family residential or
commercial service, and other good and valuable consideration in hand paid by Grantee herein,
the receipt and sufficiency of which is hereby acknowledged and confessed, have granted, sold
and conveyed, and by these presents do grant, sell and convey to the City of SoutWake, Grantee

over, across and under that land in Tarrant County, Texas described as follows, to wit:

TO HA VE AND TO HOLD said easement unto the City of Southlake, its successors and
assigns, and Grantor hereby binds itself, its successors and assigns and to warrant and forever
defend, all and singular, said premises unto the City of Southlake, its Successors and assigns,
against every peJ:son whomsoever lawfully claiming or to claim the same or any part thereof. The
terms of this dedication shall run with the land and shaH be hinding upon and inure to the benefit
of the City of Southlake and its Successors and assigns.
It is understood that the dwelling of the Property Owner is serviced by septic
system. So long as the property owner keeps the septic system in good working
order, and is not a healt,h hazar,d, or a nuisance to the community, may continue

installing, repairing, maintaining, altering, replacing, relocating, and operating utilities in,
into, upon, over, across and under that land in Tarrant County, Texas described as follows, to-
wit:
Being a 7. 5 foot permanent foot wide utility easement and a temporary 35 foot wide
construction easement, described as follows:

See attached Exhibit I B I for metes and bounds description together with the right of
ingress and egress as necessary for such purposes.
TO HAVE AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said Grantee, its
successors and assigns forever; and We do hereby certify that We are the owners of the
property described herein and bind ourselves, our heirs and assigns, to warrant and to forever
defend all and singular the premises unto the said Grantee, its successors and assigns, against
every person whomsoever lawfully claiming or to claim same or any thereof.

Being a 0.0200 acre tract ofland in the Jesse G. Allen Survey, Abstract No. 18, City of
Southlake, Tarrant County, Texas and being a portion of Lot 7, Block 2 of Cimmarron Acres
an addition to the City of Southlake and being more particularly described as follows:
COMMENCING at the northwest corner of said Lot 7, said point being 3,450 feet north and
476.40 feet east of the southwest corner of the Jesse G. Allen Survey, Abstract No. 18;
THENCE

corner, said point being the POINT OF BEGINNING;
