The property located at 325 Pine Drive in Southlake, Texas is currently one recorded lot known
as Lot 11R, O.W. Knight Addition, an addition to the City of Southlake, as recorded in Cabinet A, Page
4870, Plat Records, Tarrant County, Texas. Ryan Peabody, Tyler Peabody and Windrose Land Services
have put in a formal request to the City of Southlake to take the existing lot and replat it into two.
A Variance to Subdivision Ordinance No. 483, Section 8.0l .A, which requires that every lot front a street,
is being requested to allow an access easement to get to the proposed Lot 11R2. There is an existing 12'
common access easement per the previously recorded plat that proposed easement would connect to.
Please take this as a formal request for a variance to the existing Subdivision Ordinance to allow for the
proposed Lot 11R2.
