That We, Vincent A. and Deanne Vetter ("Grantor"), for and in
consideration of the sum of Ten ($10.00) Dollars and other good and valuable
consideration in hand paid by Grantee, the receipt and sufficiency of which is hereby
acknowledged and confessed, have granted, sold and conveyed, and by these presents do
grant, sell and convey to the CITY OF SOUTHLAKE ("Grantee"), of Tarrant and
Denton Counties, Texas a permanent and perpetual easement for the purposes of
installing, repairing, maintaining, altering, replacing, relocating, and operating a sanitary
sewer in, into, upon, over, across, and under that land in Tarrant County, Texas described
as follows. to -wit:
A non-exclusive 13,040 square feet permanent Public Utility
Easement as shown on Exhibit "A" and more particularly
described on Exhibit "B" attached hereto, with the right of ingress
and egress as necessary for such purposes.
Grantor covenants and agrees that Grantee shall have the right to excavate and fill
upon said permanent easement and to remove from said permanent easement, any fences,
buildings, or other obstructions as may now be found upon said permanent easement.
Grantor covenants and agrees that Grantor and Grantor's heirs, representatives,
successors and assigns shall at no time erect, place or construct, or cause to be erected,
placed or constructed any temporary or permanent structure in, into, upon, over, across or
under any easements granted herein.
TO HAVE AND TO HOLD the above described permanent easement forever
and together with all and singular, the rights and appurtenances thereto, anywise
belonging unto Grantee, its successors and assigns; and We do hereby bind ourselves, our
heirs and assigns, to warrant and to forever defend all and singular the premises unto the
said Grantee, its successors and assigns, against every person whomsoever lawfully
claiming or to claim same or any part thereof.

FIELD NOTES
Description for a tract of land in the Joel Chivers Survey, Abstract Number
350, City of Southlake, Tarrant County, Texas, and being a portion of a
tract of land described in a deed to Vincent A. and Deanne Vetter, recorded
in Volume 12890, Page 341, Deed Records, Tarrant County, Texas, and
being described by metes and bounds as follows:
BEGINNING in Ridgecrest Drive at the northwest corner of said Vetter tract;
THENCE North 89 degrees 20 minutes 50 seconds East a distance of 900.41 feet along
the north line of said Vetter tract and along the south line of Lot 12C, Block 4,
RIDGECREST ADDITION, according to the plat recorded in Cabinet A, Slide 2791, Plat
Records, Tarrant County, Texas, and continuing along the south line of Block 1, LOCH
MEADOWS ESTATES, according to the plat recorded in Cabinet A, Slide 5074, Plat
Records, Tarrant County, Texas, to the beginning of a curve, concave to the north,
having a radius of 307.50 feet, and a long chord which bears 96.05 feet, South 80
degrees 21 minutes 44 seconds West;
THENCE Westerly along said curve a distance of 96.44 feet to the end of said curve;
THENCE South 89 degrees 20 minute 50 seconds West a distance of 805.97 feet to the
west line of said Vetter tract;
THENCE North 00 degree 58 minutes 31 seconds East a distance of 15.01 feet to the
POINT OF BEGINNING, said described tract containing 13,040 square feet of land.
