ZONING BOARD OF ADJUSTMENT MEETING: December 16, 2021

Members Present: Chairman Jeff Medici, Vice Chairman David Treichler, Board Members
Michael Quinones - Place 1, Heather King - Place 4, and Alex Sexton —Alternate 4.
Members Absent: Board Members Trey Verbick - Place 3, Britton Wells — Alternate 1, Robert
Kemins — Alternate 2, and Clinton Snead — Alternate 3.
Staff Present: Dennis Killough, Deputy Director of Planning and Development Services Richard

REGULAR SESSION:
1. Call to Order: Chairman Medici called the Regular Session to order at 6:30 P.M.
2. Executive Session: No executive session was held.
3. Approval of the Minutes: Chairman Medici opened the discussion of the minutes of the
Zoning Board of Adjustment meeting held on November 11, 2021.
A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on
November 11, 2021.

4. Administrative Comments: Richard Schell, Principal Planner, announced the next
scheduled meeting for the Zoning Board of Adjustment is January 13, 2022.
5. Consider: ZBA21-0031, Variance to Zoning Ordinance No. 480, Section 11.5j.1iii.2
requiring that accessory structures that are equal to or exceed 500 square feet shall not
exceed 20" in height and Special Exception Uses per Ord. No. 480, as amended, Section
44.12(1) for a domestic employee or family quarters, Section 44.12(6) for a reduction in
the required setback from property lines for a residential accessory structure and
Section 44.12(7) for accessory buildings located forward of the principal building on the
lot on property described as Lot 4, John Childress No. 254 Addition, an addition to the City of
Southlake, Tarrant County, Texas, and located at 3259 Lake Dr., Southlake, Texas. Current
Zoning: "SF-1A" Single Family Residential District. PUBLIC HEARING

Planner Schell presented details of the case with a slide show presentation to the Board. On
behalf of Jimmy B. Adamcik, BC Homes, LLC is requesting approval of three (3) Special
Exception Uses for an 1,875 square foot family quarters (livable area) forward of the principal
residence and 30" from the front property line (40" is required) and a Variance to the maximum
allowed 20" height for the accessory building to allow an approximately 23' 4-7/8" two story
building.
Chairman Medici opened the public hearing and called upon the applicant or the applicant's
representative to make such comments and present evidence as the applicant should desire.
The applicant, Benjamin Christensen of BC Homes, LLC, 5601 Golden Triangle Blvd., Keller,
TX and the property owner's son, Jared Adamcik, 3259 Lake Dr., Southlake TX, once sworn in,
presented testimony and answered questions from the Board.

Chairman Medici asked if there were those in the audience who wished to speak in support of
the request.
There being none, Chairman Medici asked if there were those in the audience who wished to
speak in opposition to the request.
There being none, Chairman Medici closed the public hearing and opened the item for
discussion from the Board.
A motion was made to Approve ZBA21-0031 as presented.

6. Consider: ZBA21-0032, Special Exception Use per Ord. No. 480, as amended, Section
44.12(7) for accessory buildings located forward of the principal building on the lot on
property described as Tract 2P, Samuel Freeman Survey, Abstract No. 525, City of Southlake,
Tarrant County, Texas, and located at 2810 Rolling Ln., Southlake, Texas. Current Zoning:
"SF-1A" Single Family Residential District. PUBLIC HEARING
Planner Schell presented details of the case with a slide show presentation to the Board. The
applicants and owners, Cody and Jennifer Aufricht, are requesting approval of a Special
Exception Use per Ord. No. 480, as amended, Section 44.12(7) for an accessory building
located forward of the principal building on the lot to allow an approximately 408 square foot
greenhouse to be located forward of the principal residence. The proposed greenhouse
location is determined to be forward of the principal residence since the home faces to the south

and the greenhouse is shown forward of the front facade of the house. The existing tract area is
approximately 4.0 acres per the Tarrant Appraisal District.
Chairman Medici opened the public hearing and called upon the applicant or the applicant's
representative to make such comments and present evidence as the applicant should desire.
