That I, L(},..tltl(;~ J::., M'., GRANTOR herein, for and in consideration of the sum of
Ten ($10.00) Dollars and other good and valuable consideration in hand paid by the
CITY OF SOUTHLAKE, home rule municipal corporation of the County of Tarrant, State
of Texas, GRANTEE herein, the receipt and sufficiency of which is hereby
acknowledged and confessed, do hereby grant, sell and convey unto the said
GRANTEE a permanent and perpetual easement for the purpose of installing, repairing,
maintaining, altering, replacing, relocating, rebuilding, removing, and operating
u.l.J('f facilities in, into, upon, over, across, under and through all that land in
Tarrant County, Texas described as follows, to-wit:

approximately, 011 acres, as more particularly described in Exhibit "A" and
shown on Exhibit "B" attached hereto and incorporated herein.
together with the right of ingress and egress as necessary for such purposes.
GRANTOR covenants and agrees that GRANTOR and GRANTOR's heirs,
representatives, successors and assigns shall at no time erect, place or construct, or
cause to be erected, placed or constructed in, into, upon, over, across or under any
easements granted herein any temporary or permanent structures, and it is further
agreed that GRANTEE shall have the right to excavate and fill upon said permanent
easement and to remove from said permanent easement, any fences, buildings or other
obstructions as may now be found upon said permanent easement.
It is further intended that the Permanent tJ.J--t?~ Easement herein
granted to the GRANTEE shall run with the land and forever be a right in and to the
land belonging to GRANTOR, and GRANTOR'S successors and assigns, and said
grant is expressly excepted from any right of reversion of said premises under any prior
deeds in GRANTOR's chain of title. The Permanent fA..l~hr Easement,
rights and privileges granted therein are exclusive, and GRANTOR covenants that it will
not convey any other easement or conflicting rights within the area covered by the grant
to any other person.

A 15 FOOT WIDE WATER LINE EASEMENT
ALL of that certain tract or parcel of land situated in the THOMAS MAHAN SURVEY, Abstract No. 1049, Tarrant
County, Texas and being a portion of Lot B, Block B, BRIAR-WOOD ESTATES, PHASE I, an addition to the City
of Southlake, Tarrant County, Texas as recorded in Volume 388-139, Page 7 of the Plat Records, Tarrant
County, Texas and being more particularly described by metes and bounds as follows:
BEGINNING III the Easterly right-of-way line of Briarwood Drive (a 60 foot right-of-way), from which a 1/2
inch steel rod found for the northwest corner of said Lot B, bears North 00 d~grees 25 minutes 05 seconds
East, at 260.49 feet;
THENCE North 00 degrees 25 minutes 05 seconds East with said right-of-way line, 15.35 feet to the beginning
of a curve to the left, from which the center bears North 12 degrees 38 minutes 53 seconds East, at 5594.58
feet;
THENCE Southeasterly, with said curve to the left, having an arc length of 229.69 feet, a central angle of 02
degrees 21 minutes 08 seconds, and a chord bearing of South 78 degrees 31 minutes 41 seconds East, at
229.68 feet to the easterly boundary line of said Lot B, from which a 1/2 inch steel rod found for the
northeast corner of said Lot B bears North 00 degrees 22 minutes 28 seconds East, at 291.18 feet;
THENCE South 00 degrees 22 minutes 28 seconds West, 15.23 feet to the beginning of a curve to the right,
from which the center bears North 10 degrees 16 minutes 08 seconds East, at 5609.58 feet;
THENCE Northwesterly, with said curve to the right, having an arc length of 229.68 feet, a central angle of 02
