Ten ($10.00) Dollars and other good and valuable consideration in hand paid by the
CITY OF SOUTHLAKE, home rule municipal corporation of the County of Tarrant, State
of Texas, GRANTEE herein, the receipt and sufficiency of which is hereby
acknowledged and confessed, do hereby grant, sell and convey unto the said
GRANTEE a permanent and perpetual easement for the purpose of installing, repairing,
maintaining, altering, replacing, relocating, rebuilding, removing, and operating
facilities in, into, upon, over, across, under and through all that land in
Tarrant County, Texas described as follows, to-wit:

approximately .Ct,:l acres, as more particularly described in Exhibit "A" and
shown on Exhibit "B" attached hereto and incorporated herein.
together with the right of ingress and egress as necessary for such purposes.
GRANTOR covenants and agrees that GRANTOR and GRANTOR's heirs,
representatives, successors and assigns shall at no time erect, place or construct, or
cause to be erected, placed or constructed in, into, upon, over, across or under any
easements granted herein any temporary or permanent structures, and it is further
agreed that GRANTEE shall have the right to excavate and fill upon said permanent
easement and to remove from said permanent easement, any fences, buildings or other
obstructions as may now be found upon said permanent easement.
It is further intended that the Permanent 1A},'\.h. Easement herein
granted to the GRANTEE shall run with the land and forever be a right in and to the
land belonging to GRANTOR, and GRANTOR'S successors and assigns, and said
grant is expressly excepted from any right of reversion of said premises under any prior
deeds in GRANTOR's chain of title. The Permanent f,J:.'~+u Easement,
nghts and privileges granted therein are exclusive, and GRANTOR covenants that it will
not convey any other easement or conflicting rights within the area covered by the grant
to any other person.

A 15 FOOT WIDE WATER LINE EASEMENT
ALL of that certain tract or parcel of land situated in the THOMAS MAHAN SURVEY, Abstract No. 1049,
Tarrant County, Texas and being a portion of Lot A, Block B, BRIAR-WOOD ESTATES, PHASE I, an addition to
the City of Southlake. Tarrant County, Texas as recorded in Volume 388-139, Page 7 of the Plat Records,
Tarrant County, Tex"s and being more particularly described by metes and bounds as follows:
BEGINNING III the Easterly boundary line of said Lot A, being the westerly right-of-way line of Cherry Lane
(a 60 foot right'-of--way), from which a 1/2 inch steel rod found for the northeast corner of said Lot A,
bears North, at 260.66 feet, also being the beginning of a curve to the right, from which the center of said
curve bears North 08 degrees 25 minutes 44 seconds East, 5609.58 feet;
THENCE 'lJorthwesterly, with said curve to the right, having an arc length of 180.16 feet, a central angle of
01 degrees 50 minutes 24 seconds, and a chord bearing of North 80 degrees 39 minutes 04 seconds West, at
180.15 feet. to the westerly boundary line of said Lot A;
THE]\;CE \orth 00 degrees 22 minutes 28 seconds East, 15.23 feet to the beginning of a curve to the left,
from which the center bears North 10 degrees 17 minutes 44 seconds East, at 5594.58 feet, also from which

THENCE Southeasterly with said curve to the left, having an arc length of 180.07 feet, a central angle of 01
degrees 50 minutes 39 seconds, and a chord bearing of South 80 degrees 37 minutes 35 seconds East, at
180.06 feet to the westerly right-of-way line of said Cherry Lane;
THENCE South, with said right-of-way line, 15.16 feet to the place of beginning and containing 0.062 of an
