PROJECT: Sign Variance for Natuzzi Editions
EXECUTIVE
SUMMARY: Priority Signs and Graphics is requesting approval of a sign variance to Sign
Ordinance No. 704, as amended, for Natuzzi Editions located at 1600 E. Southlake
Blvd., Suite 100, Southlake, Texas.
DETAILS: The property is located west of the E. Southlake Blvd. and S. Village Center Drive
intersection.
The applicant is requesting a variance to allow a letter height that exceeds the
allowable letter height and the allowable sign area greater that permitted. The
proposed sign will have white acrylic face channel letters 3-inches deep with white
LED lights. The channel letters will have brown returns.
Previously at this location, Thomasville/Anderson Furniture (SV13-006) and
Starpower (SV16-016) received sign variance approval to allow larger than
permitted letter heights and sign areas for both signs. Starpower received approval
for two signs on the south and east elevations. The Starpower sign was approved
for a logo height of 84 inches.

BACKGROUND INFORMATION
APPLICANT: Priority Signs and Graphics
OWNER: Natuzzi Editions
PROPERTY SITUATION: 1600 E. Southlake Blvd., Suite 100
HISTORY: October 21, 2003; City Council granted approval allowing for 30” letters and
a 68” logo on the south side, waiving the 75% coverage on the south side,
and allowing 24” letters and a 38 ½” logo on the east side for Drexel Heritage.
February 1, 2005; City Council granted approval allowing for 27” letters for
Anderson’s Furniture.
September 16, 2008; City Council granted approval allowing 28” letters and
42” logo fronting Southlake Blvd., and 19” letters on the east elevation; also
for Anderson’s Furniture.
January 15, 2013; City Council granted approval of a Site Plan that
separated the existing Anderson’s Furniture store into two lease spaces
accommodating Thomasville the west side of the building and creating two
new separate entrances.
March 19, 2013; City Council approved 42-inch letter height for Thomasville;
approved total height for Anderson’s at 42 inches with maximum letter height
at 28 inches, however, the A and the S may be 42 inches. Any result for
either sign exceeding area or middle 75% sign placement shall be deemed
approved. Staff is directed to work with the store owners to locate address
numerals preferably in the center of each façade just above the doors.

November 1, 2016; City Council approved a sign variance for Starpower
located at 1600 E. Southlake Blvd., Suite 160; subject to the Staff Report
dated October 26, 2016; and noting: allowing the signs as presented and
noting that both signs are individual letter revers channel halo lit sign types;
allowing the following variances for the Starpower sign located on the south
façade of the building for a maximum sign area of 96 sq. ft., maximum letter
height is permitted to 28.9 inches and the maximum logo height as 84 inches;
and requiring the Ed Kellum & Son sign on the east façade of the building to
stay within the ordinance requirements and not approving the variance
request. (SV16-016)
STAFF COMMENTS: City Council approval of the proposed signs does not eliminate the
requirement for appropriate sign application submittal prior to the installation

9.6.2 VARIANCES
a. Variance Authorized. The City Council may authorize variances to any
restriction set forth in this ordinance, including but not limited to the
number, type, area, height, or setback of signs, or any other aspect
involved in the sign permitting process.
b. Approval Standards. In granting any variance, City Council shall
consider the following criteria:
(i) Special conditions exist which are peculiar to the land, structure
or building involved and are not applicable to other lands,
buildings or structures in the same zone. The City may attach
such conditions to granting all or a portion of any variance
necessary to achieve the purpose of this ordinance, and;
(ii) The strict interpretation of the provisions of the ordinance would
deprive the applicant of rights commonly enjoyed by other
properties in the same zone under the terms of the ordinance,
and;
(iii) The special conditions and circumstances do not result from the
actions of the applicant and such conditions and circumstances
do not merely constitute pecuniary hardship or inconveniences,
and;
(iv) Granting the variance will meet the objectives of the ordinance
and not be injurious to the adjoining property owners or otherwise
detrimental to the public welfare, and;
(v) The request will be the minimum variance necessary to alleviate
the special hardship or practical difficulties faced by the applicant
in meeting the requirements of this ordinance; and;
(vi) Granting of the variance will be in harmony with the spirit and
purpose of this sign ordinance.
(vii) Granting of a variance shall be specific to the subject sign(s). Any
modification of the signage approved by the variance or the
installation of new or replacement signage that does not meet the
specific requirements of the City Council variance approval is
prohibited and will be deemed non-compliant.
Application Process. Any request for a variance shall be made to the
Administrative Official and be accompanied by a completed application and
a non-refundable filing fee in the amount specified in the current fee schedule
adopted by City Council. The sign variance will be considered by the City
Council following a recommendation by the Sign Board. The Sign Board’s
recommendation will be forwarded to the City Council for their consideration.
